Commercial Management Director (Stationed Overseas)

DUTIES & RESPONSIBILITIES:


Asset Management


- Coordinate the preliminary preparation work of commercial projects, including organizational structure setting, staffing and management team building, as well as docking with engineering, design and decoration, etc.;


- Responsible for organizing preliminary market research (business formats and competitors) and competition analysis, predicting market development trends, and proposing corresponding investment strategies and business positioning in response to market changes and competition;


- Responsible for the overall planning and functional layout of commercial projects, and determining the investment positioning and business commodity categories of each project.


- Responsible for organizing and managing the investment and operation work of International Plaza, Times Square and related office buildings and apartment basements, as well as formulating long-term plans, medium-term plans and annual plans, formulating investment and operation strategies and plans;

- promoting the establishment and improvement of investment and operation management systems, standards and processes;


- Responsible for the formulation of investment negotiation business for each project, the implementation of business planning plans and investment work processes; responsible for investment negotiation and customer development, including the contact, negotiation and tracking of well-known brand customers, as well as the signing of customers, customer relationship maintenance, etc.;


- Responsible for the preparation of project operation budget, control of operating costs, participation in business adjustment, business planning, engineering management and other work;


- Ensure the normal operation of tenants through professional services and management of the department, lead the optimization of tenant store portfolio, organize the team to manage merchants, handle consumer and merchant complaints, and maintain customer relationships;


- Responsible for the docking of external liaison personnel in various business formats and the handling of external liaison work;


- Responsible for the daily maintenance of target brands;


JOB REQUIREMENTS:


- Bachelor Degree in Real Estate Management, Business Administration or equivalent.


- Minimum 12 years of B2C marketing experience in managing commercial malls and/or asset management.


- Excellent communication and negotiation skills to liaise with a variety of individuals and groups.


- Financial planning ability to develop financial plans and analyze financial data.


- Ability to develop and implement effective business strategies and plans.


- Excellent leadership, problem-solving, interpersonal and presentation skills.


- Self-driven and determined


- Strong business acumen
