We are seeking an individual with Building Management Systems technical experience for the position of BMS Project Engineer at Fortis Construction Pte. Ltd. Singapore operations. The candidate will work directly with the BMS Project Manager and the subcontractors throughout the six-year design and construction phase of the largest multistory data center in Asia (The Project).
Reporting to the Senior Commissioning Manager, the candidate will be accountable for ensuring the work required; such as, submittals, RFI’s, coordination drawings, updating documents, etc., are complete, ready, and approved for the Building Management Systems (BMS) Subcontractors to perform their scope of work in the strictest of compliance to the contract documents. This role is focused on working with the Senior Commissioning Manager and BMS Project Manager who are responsible for the BMS Subcontractor operations and installation for a large complex data center project, having stringent technical requirements.
It is expected the candidate will be a very detailed individual with previous experience working as a MEP Project Engineer on data center projects and or other complex technical projects. There will be a significant amount of “hands on” work coordinating approved design documents and ensuring installed work in the field comply with such documents. The candidate must have strong Emotional Quotient (EQ) skills and be able to relate to and communicate with the client, the Fortis Construction Pte. Ltd. team, subcontractors of all tiers, vendors and immediately establish trust and confidence in his/her ability.
Responsibilities:
- In conjunction with the MEP Manager and Preconstruction Managers, develop the complete scope of work for assigned trades and ensure that all scope gaps are assigned appropriately
- Assist in the development and maintenance of the MEP scope delineation matrix
- Actively participate in the preconstruction process and subcontractor budgeting progress
- Understand manpower requirements and subcontractor installation units being used to develop pricing
- In conjunction with the subcontractors, develop a monthly cost spend projection for the duration of the project and update monthly to accuracy rates of +/- 5%. Accuracy judged on a quarterly and monthly timetable
- Develop and maintain a procurement log for each individual equipment, system, and material and ensure that all submittals are prepared by the subcontractor and reviewed by the engineering team to leave enough time for lead time procurement
- Coordinate and prepare RFIs with the subcontractors and manage the engineering team to ensure the issues are properly understood and the response is timely
- Ensure that managed subcontractor's work is coordinated through design, preconstruction, shop-drawing production, field installation, testing, startup, and commissioning
- Work with subcontractors to develop and maintain internal schedules and ensure that all proper elements are tracked on a weekly basis
- In conjunction with the OFCI, QAQC and Commissioning managers, develop OFCI equipment delivery sequences, installation procedures, QAQC checklists, startup and commissioning procedures
- Actively participate in all 5 levels of commissioning:Level 1 - Attend select Factory Witness Testing
Level 2 - Ensure subcontractor development of equipment receipt and installation procedures.
Level 3 - Develop with subcontractor flush and fill procedures, coordinate vendor support, track startup progress.
Level 4 - Coordinate subcontractor and vendor support
Level 5 - Coordinate subcontractor and vendor support
- Manage the design deliverable packages and aid in the process to ensure that they are reviewed on schedule
- Assist in the QAQC of the low voltage systems (BMS, Security & Fire Alarm)
