Job Descriptions :
- Management of the building operations and facilities, including a team of property executives and outsources services e.g. cleaners, security, concierge etc.
- Conduct regular inspections to ensure that the building is in good condition, e.g. cleanliness, carpark and signages
- Follow up with rectifications and make recommendations to the Management.
- Prepare budget planning for the Building, management reports, contracts review,vendor performance evaluation and monitoring the general building repairs and defect works.
- Work closely with the M&E team to manage the building’s facilities and equipment.
- Control and manage the use of common amenities and facilities in the building.
- Prepare, call, evaluate, and administer quotations and tenders for preventive & corrective maintenance, repairs & replacement works, services and supplies, and advise on selecting suitable vendors specialists and award such quotations and tenders with the Management's approval.
- Manage, supervise and check on the quality of work delivered by staff and vendors.
- Ensure that routine maintenance works and services are carried out satisfactorily and adequately in accordance with the assigned or designated work scope.
- Participate in the building’s Green Mark upgrading standards and requirements, and update the building’s policies and compliance regularly.
- Conduct regular inspections of the fire protection facilities and systems and ensure that the systems are satisfactory and serviceable. When necessary, follow up with rectifications or recommendations for rectifications to the Management.
- Conduct required mandatory fire evacuation drills and table-top exercises in compliance with SCDF’s regulations, including fire inspections by SCDF for the renewal of the fire certificate.
- Attend to correspondences and tenants on matters relating to the building.
- Liaise with all relevant authorities on the Building, apply and obtain all necessary licenses and certificates. Manage and maintain proper records, files, correspondence and documents.
- Attend to any other duties as and when required by the Management.
Requirements
- Recognised degree in Building Management, or equivalent Fire Safety Manager Certification would be an advantage
- At least 5 years of working experience in a similar capacity
- Good interpersonal and communication skills, both written and spoken
- Customer service oriented with a positive attitude
- Good team player and able to work independently
