Job Description:

• Plans, organises, co-ordinates and executes effective Facilities Management in accordance with established policies and budget.
• Develops annual maintenance plan to ensure the offices, AMP@Pasir Ris and CommonSpace, are running in tip-top condition.
• Sources and appoints reliable contractors for maintenance and repairs services in accordance with established policies.
• Supervises maintenance and repair works and process payments for satisfactory services rendered.
• Act as the primary point of contact for tenants and stakeholders regarding facilities and security-related issues.
• Manages and coordinates tenants, renters and public usage of AMP facility. Manage contracts, terms and conditions and billing terms with current and prospective renters/tenants.
• Liaises with building owner, authorities and building partners pertaining to building services and facilities.
• Attends to needs of operating units for fixture & fittings, equipment and executes appropriate purchases as requisite.
• Manages issuance of passes, parking tokens, renewal of utilities contractors for electricity and monitoring of utilities (water and electricity).
• Prepares annual maintenance and services budget.
• Represents AMP at facilities related meetings and events.

Job Requirements:

• Diploma/Bachelor's degree in facilities/building management, engineering, or a related field.
• Minimum 2 years of related experience in property management or commercial building administration.
• Strong knowledge of building systems, maintenance practices, and safety regulations.
• Excellent communication and interpersonal skills to work effectively with internal teams and external partners.
• Able to perform multiple tasks effectively.

Summary:

The facilities supervisor plays a key role to implement the company’s Facilities, Maintenance and Security Programs at the Capricorn commercial office. This position will anticipate, plan, budget, and schedule facilities programs, lead and implement site renovations, layout updates, maintenance/repair of site infrastructure and mechanical, electrical & plumbing (MEP) systems, as well as closely partner across functions with our Environmental, Health and Safety (EHS) teams to ensure safety, environmental compliance, and sustainability efforts. The Candidate will be in direct contact with the Real Estate Facilities Management (REFM) Team and report to and coordinate with on lease issues, major projects, campus construction, infrastructure repairs and other matters.

Responsibilities:

This role will be strategic in our commercial office in Capricorn as follows.

• Take lead in day-to-day facilities operations and maintenance activities.
• Work closely with key commercial office as functional customers
• Liaise with landlord estate management for necessary supports.
• Maintain drawings for workplace layout, mechanical & electrical.
• Collaborate with procurement team to identify, select, and handle contractors for execution of facilities maintenance, improvement works and new/exiting leasehold improvement activities.
• Plan, establish and lead improvement initiatives with good collaboration with EHS and other functions.
• Plan, support and establish projects to improve facilities, upgrade infrastructure, etc.
• Seek approvals from landlord for leasehold improvements.
• Prepare annual operation budget plan.
• Work with facilities coordinator to run general administrative services including cleaning, housekeeping, meeting & event supports & office supplies.
• Handle security service including access control and CCTV.

Minimum Qualifications:

• Bachelor’s degree in engineering or related field, and/or Facilities Management Certificate.
• Demonstrates more than 5 years shown experiences in facility management.
• Familiar with HVAC and M&E systems in the commercial space.
• Ability to work and coordinate numerous activities within a multi-disciplinary team who need to communicate and collaborate to achieve success.
• Good written and oral communication skills.

Responsibilities:

As a member of the Facilities Management Team, your job scope includes the following:

• Assist the team in all aspect of operations and building maintenance
• Coordinate with the team on various facility matters and assist in various operations issues
• Assist to monitor the efficient operation of the building’s systems and equipment
• Convene and conduct joint inspections for unit take over and hand over to tenant
• Ensure proper documentation on all processes within a tenant fit out folders for official recording of all proceedings within the document controller’s record system
• Monitor site works quality and compliance with Tenancy Designer’s approved design and statutory authorities regulations
• Oversee the tenant’s fit-out program and conformance to Company’s requirement
• Able to spot problem areas
• Maintain policies and procedures for the building operations, maintenance, administration and management
• Prepares monthly management reports, building circulars and memoranda
• Responsible for contract monitoring
• Responsible for maintaining the property management system for Facilities department
• Supervise a team of Technicians, Security and Housekeeping

Requirements

• Minimum 2 years of related experience in property management or commercial building administration

Job Summary:

The successful applicant will be responsible for the supervision of facilities functions, upkeep of the campus to ensure the highest standards of cleanliness, sanitation, safety, comfort and aesthetics are achieved, supervision of all cleaning teams and cleaning contractors, and to execute facilities upkeep, maintenance projects, programmes and quality assurance processes of the campus operations according to the needs and requirements of the school.

Requirements:

• Minimum Diploma in Facilities Management related discipline or its equivalent
• Applicants without the relevant qualifications but with prior relevant experiences will be considered
