Job Description –Maintenance & Electrical Supervisor

Basically, your duties as a Maintenance & Electrical Supervisor are as follows:

a. Plan, co-ordinate and supervise the operation, maintenance, repair and implement improvement works to all M&E and Building service and refrigeration systems, including renovation and maintenance works.

b. Prepare and ensure schedules such as Maintenance Schedule, Repair Work Schedule and M&E Equipment Operation Schedule, and deadlines for events and installations works are met accordingly.

c. Carry out daily inspections and tests of mechanical and electrical equipments/ Plant/ BAS ACMV System:

• Check daily operation and implement periodic preventive maintenance programme

• Evaluate breakdown cause and provide temporary solution/s for (further) repair/ replacement works

• Oversee contractor’s work

d. Carry out research, design and advised on mechanically functioning plant and equipment such as machine tools, engines, heating, ventilating and refrigerating installations.

e. Prepare and generate the following reports:

• Consumable reports

• Utilities reports

• Expenditure reports

• Revenue reports

f. Provide technical advice to subordinates.

g. Study labour requirement, estimate cost of installations, operations, maintenance and repair.

h. Procurement of quotations and parts for repair/ replacement/ new installation works; check bill of quality and evaluate cost of quotation.

i. Co-ordination with contractors for renovation and new installation works, scope of works and quotation.

j. Plan and supervise construction installation, operation, maintenance and repair.

k. Check completed work to ensure compliance with specifications and safety standards.

l. Anaylze situation and introduce improvement works, repair and rectification works to department store.

m. Compile and vet M&E drawings for renovations to ensure it complies to all M&E regulations. Provide comments on renovation/ promotion counter drawings.

n. Any other job-related duties as and when assigned by the company.

As an I&C Project Manager in the project team, you will be responsible to provide high quality engineering services and specifications for the Planning, Design, Construction, Start-up, and Commissioning of your discipline specific Facilities systems in support of the success of the project.  

You will participate in Project Design and Scope Development, Documentation, and Control Change, Vendor Selection, Project Tendering, and onsite Discipline Project Safety, Coordination and Execution for your discipline. 

You will have a minimum of 10 years of experience managing MEP projects, with a proven track record of successful project delivery. You will have a strong working knowledge of all aspects of I&C systems and be able to effectively communicate with all project stakeholders.   

• Provide input and support to the Project Lead during the development of project procedures (Project Execution Plan and Construction execution plan). 

• Coordinate with GFC, Local Project Team, Vendors, AE, GC etc. to ensure successful project completion. 

• Regular meeting with all stakeholders (GFC, end users, operations, project, contractors, vendors, etc.) to discuss project progress and issues that may arise during the project execution. 

• Track, prepare and report progress weekly on project progress, risk, schedule, cost for discipline. Overseeing the project team’s work to ensure that they meet deadlines and milestones.    

• Ensure all project scope is executed to safety standards and requirements. Review all job plans for high risk during construction in discipline related areas /scope. 

• Review of project documents for compliance with company standards and procedures to ensure that they meet requirements and specifications.  

• Identification and resolution of project issues and risks. 

• Providing technical expertise and experience where needed to solve complex problems.  

• Monitoring changes in legislation and industry trends to ensure that projects are up to date with best practices. 

• Management Discipline Scope Change Process and documentation. 

• Provide project procurement technical support 

• Oversee disciplines installation Q&A assurance and Testing and Commissioning Activities.

• Ensure successful delivery of seamless facility commissioning and turnover process that focuses on the end user (i.e. the Operations & Maintenance). 

• Manage review and approve commissioning file for each systems & equipment’s which includes method statements, single line diagram, site instructions, deviation list, various tests, equipment datasheet & specification, relay setting calculations, etc 

• Manage Site acceptance testing (SAT) witness and certification process for all equipment and systems. Reviewing functional test data for evidencing compliance with performance specifications and other standards. Reporting on testing and inspection results and coordinating for Engineer/ consultant’s sign off /certification of the relevant systems/sub systems as applicable. 

• Coordinate with the Construction manager(s), Engineers, Project Manager, AE ,and GC for Inspection of respective systems /subsystem’s and documentations of functional testing record sheet for disciplines. 

• Coordinate with GC for schedule of GC attendance at site for critical equipment, complex system packages and monitoring the GC presence as per schedule to be prepared and agreed during project execution. 

• Development of relationships with internal and external customers and organizations. 

• Control the schedule and quality of discipline BIM model. 

• Responsible for reviewing the discipline BIM models to find and track clash, space management issues. 

• Responsible for coordination of the BIM models to identify clashes with other disciplines. 

• Consolidate client queries and help to coordinate with GC to resolve the issues.  

• Ensure that all issues and clashes are resolved before GC produces shop drawings. 

• Ensure the GC shop drawing is aligned with BIM model. 

• Ensure GC has used BIM models for constructability studies prior to development of shop drawings. 

• Ensure space management done with client operations team input. 

• Ensure coordinated models are used to help identify EHS issues with all EHS team member input. 

• Ensure the construction is consistent with as-built model. 

• Ensure the required project parameters are filled in by the GC. 

• Collect clash numbers for consolidation and reporting to the client on a weekly basis. 

Job Description for M&E Technician

• Perform all repair and maintenance works of the Hotel's lighting, power, heating, ventilation, air-conditioning, refrigeration, fire protection, kitchen, laundry and plumbing equipment.
• Carry out regular inspection, repair, overhaul and construction necessary to meet operating requirements and to achieve high standards of maintenance of the switchboard, electrical panels, motors, lighting and power equipment in the Hotel.
• Perform guestrooms and public areas repair and maintenance program as established by the Chief Engineer.
• Perform general maintenance of air-conditioning and refrigeration installation such as air handling units, fan coil units, package units and ventilation fans as established by the Chief Engineer.
• Carry out preventive and routine maintenance of kitchen and laundry installation, plumbing, drainage system including grease traps.
• Perform carpentry jobs such as repair of cabinets, desks, drawers and locksmith jobs.
• Perform painting and varnishing works on all building facilities, guest rooms and common areas.
• Check and record daily the operating conditions of plant and equipment in the Hotel according to the Daily Operation Checklists.
• Clean and maintain the swimming pool and associated pumping equipment. Check the quality of the pool water and ensure compliance to the regulations of Ministry of Environment.
• Perform lift rescue of trapped passengers in the event of lift breakdowns. Perform duties as a fire fighter in the event of fires in the Hotel.
• Ensure that fire and safety procedures are carried out at all times.

Knowledge & Skills

• Good Knowledge and Hands-On experience of engineering in the Hotel.

Job Description –Maintenance & Electrical Supervisor

Basically, your duties as a Maintenance & Electrical Supervisor are as follows:

a. Plan, co-ordinate and supervise the operation, maintenance, repair and implement improvement works to all M&E and Building service and refrigeration systems, including renovation and maintenance works.

b. Prepare and ensure schedules such as Maintenance Schedule, Repair Work Schedule and M&E Equipment Operation Schedule, and deadlines for events and installations works are met accordingly.

c. Carry out daily inspections and tests of mechanical and electrical equipments/ Plant/ BAS ACMV System:

• Check daily operation and implement periodic preventive maintenance programme

• Evaluate breakdown cause and provide temporary solution/s for (further) repair/ replacement works

• Oversee contractor’s work

d. Carry out research, design and advised on mechanically functioning plant and equipment such as machine tools, engines, heating, ventilating and refrigerating installations.

e. Prepare and generate the following reports:

• Consumable reports

• Utilities reports

• Expenditure reports

• Revenue reports

f. Provide technical advice to subordinates.

g. Study labour requirement, estimate cost of installations, operations, maintenance and repair.

h. Procurement of quotations and parts for repair/ replacement/ new installation works; check bill of quality and evaluate cost of quotation.

i. Co-ordination with contractors for renovation and new installation works, scope of works and quotation.

j. Plan and supervise construction installation, operation, maintenance and repair.

k. Check completed work to ensure compliance with specifications and safety standards.

l. Anaylze situation and introduce improvement works, repair and rectification works to department store.

m. Compile and vet M&E drawings for renovations to ensure it complies to all M&E regulations. Provide comments on renovation/ promotion counter drawings.

n. Any other job-related duties as and when assigned by the company.

Manufacturing Technician

• Location : Gul Road [Company Transport Pick-Up from Boon Lay MRT to Company (2 ways)]
• Working days : 5 days
• Working hours : 9am - 5:30pm

Requirements :

• ITE graduates preferred
• Preferably 1 to 2 years working experience in a factory
• Working experience in a Chemical / Refinery plant an added advantage
• Training will be provided.

Jobscope :

• Filling of Chemicals into drums/bottles.

Responsibilities:

• Able to carry out day to day operations with minimal supervision
• Follow up and give necessary guidelines or instructions to subordinates/sub-contractors to ensure safety, job progress and quality
• Inspect, check and ensure work done by subordinates/sub-contractors are according to the method statement and internal instructions
• Assist supervisor to plan for equipment and manpower required and schedule day to day sequence of works. Review with supervisor from time to time for the planning and progressing of works and to solve any problems experienced on site
• Maintain good housekeeping and safe working environment
• Assist site engineers in implementing project requirements, monitor compliance to standards and specifications, site preparation works, field testing works and site investigate works.

Requirements:

• Diploma in Civil Engineering or equivalent
• Minimum 15 years of experience in a Foreman and Junior Engineer role in foundation works with main contractors
• Familiar with LTA projects
• Knowledge of construction techniques, equipment and materials
• Good leadership skills and able to work independently
