PROPERTY MANAGER ($3500 to $5000)
1. Manage and maintain residential/commercial/industrial properties as assigned.
2. Ensure compliance with all building statutory regulations and acts.
3. Observe and comply with the estate’s house rules and bylaws.
4. Thorough regular checks and inspections, review and recommendations for repair/replacement/improvement works for the properties under your care.
5. Supervise term/appointed contractors to ensure their compliance with the work specifications.
6. To monitor and review the estate’s agreements, licences, insurance, and term contractors’ contract expiry for renewal.
7. Manage the procurement process involved in the estates managed.
8. Tracking and monitoring of repair and replacement works.
9. To review the operations procedure and if necessary, recommend and implement changes.
10. Provide essential customer service support to the residents and owners.
11. Supervise and manage a team of site staff.
12. Co-ordinate and attend Council Meetings and General Meetings, including preparation of the notices, agenda, and documents and as well as recording and writing of the meeting minutes.
13. To follow up on matters discussed/decided after meetings.
14. To prepare weekly/monthly estate’s report, including service providers’ performance and feedback, owners’ feedback, matters update and utilities’ consumption etc.
15. To vet/prepare all outgoing correspondence (i.e., circulars and notices) and minutes of meetings.
16. Manage and maintain proper records and file of correspondence and documents.
17. To prepare/review the Management and Sinking Fund budget.
18. Working closely with HQ accounts to manage the recovery of MF/SF arrears.
19. Other job related, and ad hoc duties as assigned.
