Key Responsibilities:

Project Management:

• Lead, coordinate, and manage all move and churn projects within SG cluster, ensuring alignment with company goals and business unit requirements.
• Develop detailed project plans and schedules, coordinating all aspects of move logistics, space assignments, furniture layout, and equipment relocation.
• Review project progress and scope with clients and on-site teams to ensure all agreed milestones are achieved.
• BU Move Management:
• Liase with various BU Champions to establish move requirements and guide them throughout move preparations.
• Create presentation decks, newsletters, intranet sites, signage & videos, lead Townhalls & Champion sessions and conduct trainings to ensure successful moves with zero downtime.

Stakeholder Engagement:

• Serve as a liaison between Facilities, IT, Project Team, and business unit leaders to understand workspace needs, plan for future requirements, and coordinate all aspects of move logistics and space allocation.

Vendor Management:

• Oversee relationships with external/internal vendors, negotiate contracts, and ensure all third-party service providers meet quality standards and comply with company policies.
• Coordinate RFQ, PO, invoice processing for vendors.

Change Management:

• Support the change management efforts in Asia associated with moves and space changes, working to ensure minimal disruption and effective communication with impacted employees.

Research & Strategic Planning:

• Conduct space, storage, furniture or other facility audits where necessary.
• Develop and implement move and churn strategies together with SG Cluster Lead that supports current and future business growth, aligning with company objectives and ensuring optimal use of space.

Compliance and Safety:

• Ensure that all moves and workspace changes comply with company policies, safety standards, and regulatory requirements.

Documentation and Reporting:

• Maintain accurate records of all moves, updates to floor plans, and churn data. Regularly report project status, occupancy metrics, and key outcomes to stakeholders and senior management.

JOB SUMMARY

• Provides ongoing management of real estate transaction activities for a defined portfolio of properties on behalf of our corporate clients.
• Prepares, recommends, and implements a portfolio-wide transaction strategy for acquiring and disposing of real estate properties.
• Coordinates field resources and other stakeholders in the execution of lease renewals, new site acquisitions, disposition of surplus space through subleasing, sale renewals, early lease termination, and more.

ESSENTIAL DUTIES AND RESPONSIBILITIES

• Implements real estate plans with an understanding of the client's strategic real estate goals.
• Assists with project initiation and scope definition, prioritization of assignments, and adherence to client-driven priorities, commitments, and milestones.
• Coordinates with broker/agent to effectively negotiate the business terms and conditions for a wide variety of commercial real estate products, including land, office, retail and industrial.
• Coordinates the negotiation of sales through a field broker.
• Negotiates leases and lease amendments. Monitors lease expirations. Negotiates lease renewals within the prescribed timeline.
• Locates and acquires new properties to meet the client's requirements and timeline.
• Disposes of surplus properties within the prescribed timeline.
• Coordinates field broker selection and other required resources, subject matter experts, and business partners.
• If necessary, facilitate client review and approval of proposed team resources for the purpose of transaction execution.
• Drafts and creates a large variety of analyses and relevant documents, including but not limited to: project initiation, market comparable reports, Requests for Proposals (RFPs), proposal comparison packages, letters of intent, and broker's opinions of value.
• Understands how to review, analyze, and interpret financial analysis templates including book and cash flow projections, NPV (net present value), and/or IRR (internal rate of return) financial analyses to enable clients to make more informed decisions.
• Works closely with C&W and/or client's Lease Administration, Project Management, Facility Management, and Finance/Accounting teams to ensure integration between the service lines.
• Closely tracks all transaction activity (commissionable and non-commissionable), prepares commission forecasts and vouchers, and accounts for all savings results achieved on behalf of clients.
• Monitors and maintains a real estate project tracking system to ensure timely transaction completion. Prepares reports and makes presentations to relevant parties.
• Adheres to all state real estate agency requirements. Ensures compliance with C&W's corporate policies as they relate to identifying and mitigating potential conflicts of interest.
• Resolves landlord and tenant disputes.
• Other duties may be assigned.

EDUCATION and EXPERIENCE

• Bachelor's degree with a minimum of six years of related experience and/or training.

The Compliance Manager APAC will play a critical role in supporting the organization’s Ethics & Compliance team in the APAC region. • Support the Regional Compliance Director in the development and implementation of the Global Compliance Program across APAC, ensuring alignment with global standards and local legal requirements
• Serve as the key Ethics & Compliance contact for certain APAC countries, acting as trusted adviser to business leaders in the region on compliance matters, including working with government officials, use of third parties, due diligence issues etc

• Negotiate brokers fees as per the MSA, draft Notice to Proceed (NTPs) documents to engage brokers, follow up invoicing
