We urgently seek for a suitable candidate to join our team (current staff strength of 12) as a key back-end support.

Job Responsibilities:

A) Accounts Function
- prepare and send out invoices, debit/ credit notes
- scan and file accounts documents
- prepare payment for invoices and check bank account for incoming payments
- check staff claims
- consolidate monthly Accounts Receivable and Accounts Payable & bank reconciliation

B) Office Administration
- replenish stationery, beverages,
- attend to postage, courier & telecommunication needs
- maintain staff working hours (attendance) / leave record and payroll

Job Requirements:

- Singaporean and PR only

- GCE “O” level

- Minimum 1 year's admin work experience. Fresh school leavers will be considered.

- Proficient in Microsoft Office applications with high degree of accuracy and strong attention to detail is essential

- Has good integrity, able to handle confidential information.

- Able to multi-task, self-motivated and systematic

- This is an on-site job. Office is located in the building right above Tanjong Pagar MRT station.

-Responsible for timely and accurate processing of payroll regularly and work closely with our HR consultant to ensure compliance of Employment Act and taxation policy.

-Responsible for monthly CPF contributions, tax clearance/ annual tax filing by working closely with our Accountant.

- Responsible for yearly AIS submission, ECI filing, assist tax agent on corporate tax filing, support external auditor and headquarters auditor during annual audit process.

- Prepare invoicing, debit and credit notes, payments, issuance of cheques/ TT and e-filing duties, bank reconciliation, cashflow statements.

- Responsible for month-end accounts closing, full set of accounts (AP, AR, GL). Ensure our Accountant generates the monthly financial statements in a timely and accurate manner.

- Handle all administrative duties relating to HR matters and claims.

- Maintain employee P-file

- Insurance & License Renewals (Medical Insurance, Office Insurance & etc)

- Maintain local office daily operations such as ensuring IT system stability by managing our IT subcontractor, handling incoming/ outgoing mails, pantry & miscellaneous supplies.

- Handle the onboarding, offboarding, and employee welfare.

- Ad hoc job duties, projects and initiatives as assigned.

- This is an on-site job, 5-day work week.

Job Requirements:

- Singaporean and PR only

- GCE “O” level / Diploma in Accounting / LCCI or equivalent

-Minimum 1 year's admin work experience. Fresh school leavers will be considered.

- Has some knowledge of statutory payroll regulations, Employment Act, CPF Act, Income Tax and legislation in Singapore

- Proficient in Microsoft Office applications with high degree of accuracy and strong attention to detail is essential

Job brief

We are looking for a committed Sales Executive to help us grow our market share of Japanese clientele in our property business. You will identify new business opportunities and generate new leads in order to improve revenue, profitability and help our business grow. You will work closely with company executives and salespersons in a teamwork manner attending to new enquiries from potential clients and maintaining a long-lasting relationship with current and new clients. The goal is to drive sustainable financial growth through boosting revenue and forging strong relationships with clients.

RESPONSIBILITIES

· Develop a growth strategy focused both on financial gain and customer satisfaction

· Conduct research in related events, publications, and announcements to identify new markets and customer needs

· Generate new leads, identify and contact decision-makers, screen potential business opportunities, select deals in line with strategies, and facilitate pitch logistics

· Promote the company’s services addressing or predicting clients’ objectives

· Close new business deals by coordinating requirements; developing and negotiating contracts; and integrating contract requirements with business operations

· Enhances organization’s reputation by accepting ownership for accomplishing new and different requests

· Have good business acumens, able to explore opportunities for value creation

Requirements and skills

· Fluent verbal and written Japanese with Minimum JLPT N2 Certification is required to manage relationship with Japanese clients and work with the senior management in Tokyo Head office on sales reports and new referrals where primary communication is in Japanese. A degree in Japanese University would be a plus.

· Has some knowledge in Singapore real estate business

· Able to work independently combined with excellent interpersonal skills

· Able to work as a team player and be willing to back up one another to achieve service excellence.

· Strong sales, negotiation and communication skills

· Minimum 2 years related experience in the described job scope.

We seek for suitable candidates who are passionate in providing good supporting services to our clients who are mostly foreigners relocating to Singapore for their new career advancements.

Job Responsibilities:

· Arrange appointments with property owners/ Tenants/ contractors or repairmen

· Prepare Tenants for the handing over of the apartments including briefing them on the rules and regulations of the condo.

· Hand over apartments to Tenants.

· To inspect the conditions of the apartments, take photos of conditions for record and prepare property condition report using the photos.

· Respond to Tenants' feedback / queries/ request for repairs promptly

· Communicate with contractors on the internal defects and coordinate for follow-up repairs

· Monitor the progress of defects rectification

· Has some very basic knowledge on aircon & home appliances

· Able to perform simple handyman work is ideal but this is optional

· Coordinate, prepare and guide Tenants for pre-handback process of the apartments.

· Support Tenants/ Owners at the handing back of the apartments and prepare closing statements.

· Any ad-hoc duties as assigned by the immediate superior

Job Requirements:

· Able to understand Singapore Tenancy Agreements

· Able to write and communicate effectively in English.

· At least 1 year customer service in any industry.

· May be required to guide Japanese housewives in simple English, to understand how to troubleshoot for faulty home appliances.

· Good in communication and able to work under pressure

· Is patient and has a service-oriented attitude

· Able to work as a team player and independently if needed

· Proficient in Microsoft Office

· Enjoys learning about house maintenance issues.
