1. Responsible for company compliance, office affairs and WPOL, EPOL work pass system, and full set HR for all the Foreigners Pass Applications.

Requirement

• Holding Minimum of diploma in Mechanical, Electrical , Construction Managment , Building Managment , from Polytechinic or education institute recongnized by the Professional Engineers Board, SISV or others body which may be recognized by the employer
• Minimum of three(3) years of relevant working experience , or Tier 3 Accreditation of Society of project manager (SPM) Or Accreditation Construction Professional C by Singapore Contractors Association Ltd(SCAL)

• Planning, coordinating and managing all phases of construction projects, including project initiation, planning, execution, monitoring and closeout.
• Establishing project objectives, scope and deliverables in collaboration with stakeholders and ensuring alignment with client requirements.

Facilities Manager

Work Dynamics - Integrated Facilities Management

The Facilities Manager is responsible to assist the account in charge for the delivery and performance of FM contract deliverables for assigned sites. The role is the key point of contact with local client and key stakeholders across client sites for the areas of responsibility and its occupants, and act as their service provider liaison.

Facilities Management

• Establish a “Safety First” culture across sites and improve safety performance by championing our level of awareness and changing all staff and partner safety behaviours.
• Provide leadership and guidance to the team as required to ensure delivery and achieve of high client service standards.
• Provide formal supervision to employees. Monitor the training and development of staff. Conduct performance evaluations and coaching. Oversee the recruiting and hiring of new employees.
• Schedule and manage the team's daily activities
• Coordinate and manage facility repairs and maintenance by working with technicians, vendors and contractors.
• Maintain positive client relationships and conduct meetings on unresolved facility issues.
• Prepare and manage capital projects, operating budgets and variance reports.
• Perform facility inspections quality quality assurance following local regulations or standards. Suggest operational efficiencies, repairs, and upgrade opportunities.
• Ensure compliance by ensuring renewal of all related government and statutory licenses.
• Ensure audit programs are fully implemented and complied with for quality assurance purposes
• Liaise with Technical team to plan, assign and supervise planned and reactive activities utilizing Corrigo
• To check on site repair and maintenance carried out by subcontractors to ensure work completion, quality and method of working for compliance with specification and ordinance requirements
• Oversee vendor relationships and invoicing procedures. Review price quotes for the procurement of parts, services and labor for O&M related works/projects
• Identify, troubleshoot, and resolve day-to-day and moderately complex issues which may or may not be evident in existing systems and processes.
• Develops and maintains a proactive relationship with internal and external customers and understand business needs of local customer
• Achieve Key Performance Indictors and Service Level Agreement targets
• Participate in emergency evacuation procedures including crisis management and business continuity.
• Conduct regular site inspections to ensure high standards are maintained
• To perform additional tasks as required by account in charge

Resources Management

• Cascade account objectives to the team into our JLL team’s Performance measuring system (Workday)
• Maintain an effective succession plan for yourself and all team members.
• Manage and engage in the on-going performance review process for all direct reports by required due dates.
• Arrange reliever support for required roles within the account

Vendor Management

• Monitor, measure and report upon the performance of all specialist vendors in terms of their ability to carry out the work against the agreed contractual budget
• Co-ordinate meetings periodically with contractors to ensure that required standards are established and maintained, and develop corrective action plans when, or if performance falls below expectations
• Program the attendance of specialist subcontractors at site ensuring strict adherence to client and JLL processes and procedure including Permit to Work, Method Statement and Risk Assessment.
• Work with supply chain to ensure the selection, procurement and management of specialist vendors

Financial Management

• Effectively manage site operating expenses to meet the budget.
• Assist with the production of capital expenditure and operational expenditure plans
• Ensure all financial processes are following and compliant as per JLL and clients’ competitive bids process, issuing of PO's, and receipting work.

To oversee and check the development of all 3D Models created and to co-ordinate with relevant Consultants to ensure all 3D Models produced are aligned with Consultants’ design intent.

(B) Essential Job Functions:

The BIM Manager is responsible, but not limited to, the following:

Planning & Programming

• Ensure design co-ordinations and the development of 3D Models and fundamental approval are in accordance to schedule.

Quality

• Ensure 3D Models created capture all instructions or changes issued by Consultants.
• Co-ordinate process of 3D Models development and ensure Models are delivered within sufficient time frame for co-ordination of MEP and other trade works.
• To highlight discrepancies in Consultants’ drawings and obtain resolution during process of 3D Model development.

Safety

• Responsible for the compliance to safety & occupational health practices to be implemented at Design Section and Design subcontractors with IMS safe work methods.
• Responsible for site implementation of safety standards to comply with IMS safe work methods.

(C) Minimum Qualifications:

• Degree or Diploma holder.
• Excellent BIM operating skill.
• At least 8 years of design co-ordination experience with Architectural and structural trades in the building construction industry.
• Able to work independently with experiencefor at least two large scale construction projects.

The General Manager supports the Senior Vice President in executing engineering responsibilities, including the identification, selection, bidding, and oversight of civil engineering projects. This role encompasses strategic planning and leadership of cross-functional teams.

(A) Essential Job Functions:

The General Manager is responsible for, but not limited to, the following:

• Strategic Leadership and Execution: Identify opportunities for business growth and expansion, develop strategies to optimize operational efficiency, and ensure alignment with the company’s global objectives and regional business needs. Contribute to the planning and estimation of civil engineering projects. Oversee the bidding processes for the company and its subsidiaries across the Asia-Pacific region, ensuring consistency with projected award values.
• Project Oversight: Review client-provided designs and technical specifications and prepare detailed tender submissions for civil engineering project bids. Collaborate with team members throughout the prequalification and bidding processes, ensuring the thorough preparation of both technical and commercial proposals.
• Reporting and Performance Optimization: Report to Tokyo Headquarters on business development matters related to civil engineering projects. Stay informed about the latest trends and developments in the Japanese market, including economic conditions and the competitive landscape.
• Team Leadership and Collaboration: Work closely with subsidiary branch leaders to identify opportunities for operational improvement and cost efficiency. Manage and lead a team at the Asia-Regional Headquarters, ensuring effective delegation, task prioritization, and smooth workflow in dynamic environments.
• Lead for large-scale construction projects valued at over USD 200 million, ensuring proper budgeting, forecasting, and cost control.
• Cross-functional collaboration working closely with subsidiary over Asia Regional and Head quarter in Japan.
• Perform any additional responsibilities as delegated by the Vice President or President.

(B) Minimum Qualifications/ Job Experience:

• Degree in Civil Engineering or its equivalent, preferably holding Professional Engineer or equivalent qualification.
• Proficient in both MS Office, MS Project and AutoCAD.
• At least 25 years working experience in Civil Engineering with at least 15 years in managing experience.
• At least 10 years of experience working on civil engineering project site and at least 10 years of experience leading multicultural and multinational project teams in construction and/or business development/bidding for civil engineering projects, with a focus on foreign countries within the Asia-Pacific region.
• Currently part of the top management team (at least General Manager position and above) in the decision-making on tender strategy in the tender process and be competitive in securing new projects for the company.
• More than 10 years of experience in major construction projects worth over 200 million USD.

(C) Knowledge/ Skills/ Abilities:

• Strong analytical and problem-solving abilities with a focus on continuous improvement.
• Comprehensive understanding of authority requirements and engineering standards applicable in the Asia-Pacific region.
• Proven working knowledge and experience as a main contractor in civil engineering projects.
• Business level Japanese skill of at least JLPT N1 or equivalent to ensure accurate communication on business development and bidding for civil engineering project with Tokyo head office in Japan.

• Provide technical support to customers on UPS,DC Systems and battery coordinate with end-users on-site
• Installation, commissioning, repair/maintenance
• Ensure safe working environment
• Provide training on start up and operational of UPS and DC systems
• Proactive follow up with maintenance contracts
• Any other adhoc duties as assigned
