• Provide feedback and suggest alterations to revamp work methods and contract specifications in order to enhance the operation.
• Carry out feasibility study and implement approved project to enhance the Estate.
• Evaluation requests from residents, council members and sub-committees.
• Maintain close liaison with council members and residents for feedback from work in progress, estate cleanliness and other maintenance mag. Ensure that cleaning, security, landscaping and pest control contractors and all terms contractor carry out their contractual duties during the month.
• Monitor major works in progress.
• Monitor trend of expenditures and maintain budgetary control.
• Assist in preparation of monthly MC meetings and Annual General Meeting.
• Supervise on Maintenance Supervisor and technicians.
• Enforce office discipline
• Ensure building statutory requirements are complied
• Handle any ad-hoc task assigned by the supervisor.

Requirements:

• Minimum GCE 'O' lever or degree/diploma in Building, Facilities Management or equivalent.
• Minimum of 2 years' experience in a similar role. (Entry level are welcome to apply)
• Knowledge of BMSMA Act will be an added advantage.
• Excellent communication skills, both written and spoken.
• Proficiency in computer skills such as MS Office.
• Ability to effectively communicate and liaise with landlords, tenants, and stakeholders at all levels.
• Possess a positive attitude, excellent interpersonal skills, and a customer-centric approach.

This involves evaluating the effectiveness and efficiency of control mechanisms, identifying any gaps or weaknesses, and recommending improvements. • Reporting and Documentation – Prepare detailed reports and documentation for risk assessments, audits, and compliance activities, ensuring accuracy and timeliness.
• Compliance Program Management – Manage compliance programs, ensuring all activities adhere to regulatory and internal standards.
• Risk Assessment Coordination – Actively coordinate and conduct detailed risk assessments across various operational activities, ensuring potential risks are identified and mitigated effectively.

Pre-requisites:

• Degree in Accounting, Finance, Engineering or a related field
• Minimum 5 years of relevant work experience
• Prior compliance audit / Risk Management experience is preferred
• Self-motivated individual with a high level of integrity, drive and sense of urgency
• Strong collaboration skills and ability to work independently across different businesses units with different stakeholders
