• Essential Duties and Responsibilities
  Perform tracking and management of agreed space and occupancy data sets within relevant technologies
  Development of space solutions by analyzing occupancy, utilization and space data
  Manage the Tactical Occupancy Planning duties (e.g. Space Planning & Block and Stack Plans) including preparation of options/ recommendations

• 5-7 years work experience within project management, facilities, space planning, occupancy management, or CAD/CAFM related roles
• Previous experience in space/occupancy planning at a strategic level, plus experience with interior office renovations is desirable

1. Tendering and Quotation Preparation

• Analyze project requirements provided by the main contractor or client.
• Prepare competitive bids or quotations for subcontracted works based on the scope, materials, labor, and other costs.
• Identify cost risks in the tender documents and include them in pricing.

2. Contract Review and Negotiation

• Review the main contract and subcontract agreements to identify key terms, such as:Payment schedules.
  Scope of work.

3. Progress Claims and Payment Certification

• Prepare and submit progress claims to the main contractor based on work completed.
• Justify claims with proper documentation such as work progress reports, BOQs, and invoices.
• Resolve disputes regarding payment amounts or delayed certifications.Identify variations in the scope of work requested by the main contractor or client.
• Prepare and submit variation claims, including supporting documents like revised drawings or site instructions.

Familiarity with Singapore Standards for Demolition Works

• SS 557: Code of Practice for Demolition:Outlines best practices for planning and executing demolition works.

Property Executive

Fully responsible for the day to day operation of building / condominium.

Coordinate all maintenacne and administrative staff assigned to the building / condominium.

Carry out all maintenance functions to the highest standard expected for the client and the subsidary proprietors.

Coordinate personnel of providing maintenance, finance, security, fire safety and car park management.

Ensure all contract works / rountine servicing are carried out accordingly as specified in their contracts agreement.

Review all contracts, agreements and insurance before their expiry and recommend renewal or call for quotation / tender.

Co-ordinate council meetings and general meeetings.

Emergency

• Reporting & Budgeting
• Prepare accurate, timely and completed reports, including monthly performance reports and variance reports for review by senior management.
• Prepare annual budgets and quarterly reforecasts relating to the operating expenditure under your charge.
• Manage all accounts payable for the property, including collection, and approval of invoices.

Roles & Responsibilities

Assistant / Deputy Manager will support the Project Manager to provides functional, technical or process leadership and manages all the documentation aspects of the projects: email correspondence, submissions, document control, etc. Assistant / Deputy Project Manager also will lead and assist the Project Team in preparations, reviews, and administers construction procedures and standards meeting the project’s specifications.

Duties

Assistance in the selection of the Consultants as well as in the negotiation of their terms and conditions of engagement with the Procurement team.

Assistance with the appointment of Contractors/Subcontractors, including giving advice on the most suitable forms of tender and contract.

Oversee that the review of all relevant submissions are in line with the project schedule.

Assist the Design team with design management, design coordination and design delivery to meet the project schedule.

Work and liaise with the Design team on project matters, and also initiate value engineering initiatives to ensure that the project develops within the recognized cost and time constraints.

Regularly inspect the progress of the work on site and provide guidance to the project and construction management teams on best practices and potential efficiencies on scheduling and processes.

Oversee and support the Construction Management Team to ensure the adequate and timely flow of information, designs, technical data and feedback, to meet the stringent construction schedule requirements on the project.

Plan and Implement Procedure and Quality Checks for assigned projects.

Assisting the Director of Project Management as directed in any other Project Management related activities.

JOB REQUIREMENTS

Deploma in Civil / Structural Engineering / Construction Management or its equivalent

Minimum 8 years working experience in the field of Project Management.

Sound knowledge of Project Management procedures.

Strong communication skills, as well as the ability to visualize issues and communicate them to others.

Outstanding organization, coordination and leadership skills – ability to coordinate groups of Consultants/ Contractors.

Job Responsibilities:

- Commissioning on site of equipment including instrumentation, motors, control panels, and provide technical expertise and support to ensure efficient project delivery.

- Ensure compliance with industry standards and regulations.

- Conduct troubleshooting and fault finding activities as required.

- Perform on-site hardware and software support during system deployment, commissioning and operation.

- Maintenance of ICA (Instrumentation, Control, and Automation) equipment.

- Collaborate with the team to write URS (User Requirement Specification) and FDS (Functional Design Specification Documentation.

- Assist BIM Manager / BIM Coordinator to model building elements.

- Assist on documentation for record and submission related to BIM processes and understand and able to resolve basic modelling issues.

- Assist BIM Manager / BIM Coordinator to ensure projects are completed in accordance to BIM guidelines and compliance with the relevant government regulatory requirements.

- Conduct Site walks and inspection as required.

- Maintain project documentation and records, prepare reports, letters, presentations to authorities.

- Deliver appropriate visuals and shop drawings to support construction works.

- Other ad-hoc assigned tasks.

Job Requirements:

- Diploma/ Degree in Civil or Architecture Engineering

- 3-5 years experience working with BIM related software or BIM modelling works
