We are seeking an accomplished Account Manager to join our team

As a key member of our management team, you will be responsible for overseeing the financial functions of our company, including budgeting, forecasting, and financial analysis. You will also play a crucial role in developing and implementing internal control policies and procedures.


About the Role:
• Salary: S$7000-11000
• Location: Central Singapore
• Working hours: 9.30am to 6.30pm, Monday to Friday

Key Responsibilities:
• To assist the Managing Director in developing, implementing and monitoring the compliance of internal control policies and procedures
• To prepare feasibility studies for company prospective projects
• To review consolidated financial statements, management reports and budget variance analysis of the Group
• To coordinate, participate and deliver insights into the financial reports in the management meeting and board meeting
• To manage relationship with external auditors for financial audits
• To lead the preparation of annual budgets, analysis and presentation to Management
• To oversee the costing function for the Built Industries activities in Singapore
• To supervise local & overseas Accounts staff with full spectrum of accounting responsibilities
• To perform any other tasks as the need arises
• To lead the Company Admin, Finance and HR Departments
• To assist the Group in debt and fund raising when required

Responsibilities

• To follow-up with the main contractor and relevant consultants on the outstanding building defect list and bring it to a closure;
• Manage and oversee all service providers and contractors on all maintenance, operations and renovation works, and to ensure that all works comply with statutory requirements and code of practice;
• Handle and oversee the day-to-day house-keeping, operations and maintenance of the Chamber’s properties and booking of conference facilities through either direct management and/or a 3rd party managing agent;
• Draft work specifications & invite for quotations and tender (if necessary);
• Source quotations and put up approval for repair, replacement, improvement works;
• Devise and implement maintenance programmes to ensure proper upkeep of properties;
• Ensure proper and updated file records of all term contracts’ service reports, inspection reports, documentations, and related correspondences;
• Work closely with internal stakeholders and the Managing Agent team;
• Assist in the preparation of property annual budgets and forecast;
• Liaise and attend MCST meeting when necessary;
• Assist to co-ordinate with team members and site staff when there are events;
• Advise and follow-up with tenants on reinstatement works, handover of office premises and refund of security deposit;
• Promote good landlord & tenant relationship; and
• Any other duties assigned from time to time.

Requirements

• Diploma or Degree holder in Real Estate or its equivalent.
• Minimum 5 - 8 years of relevant working experience in Building and Facility Management and/or Mechanical & Electrical.
• Knowledgeable in building operations, AV/IT system and maintenance works, as well as relevant authorities’ requirements and current code of practices.
• Certification with ‘Fire Safety Manager’ will be an advantage.
• Possess a vehicle will be an advantage.
• Would be required to travel between sites.
• Team player with good interpersonal skills and ability to communicate effectively at all levels.
• Able to start work immediately will be an advantage.

Responsibilities

• Manage the project management processes for engineering and construction related works.
• Manage and /or monitoring project schedules, cost and risk.
• Implement integrated Project Management Information Systems and use of industry standard tools and software platforms for project control.
• Co-ordinate discussions among various project design teams, clients and to achieve project objectives and goals.
• Ensure the Project controls team produce weekly / monthly reports in line with the project and company reporting calendar, providing details on progress, actuals, forecast and explanation of variances.

Property Attendant

Summary of Responsibilities:

The main responsibilities and tasks of this position are as listed below, but not limited to these:

• Carry out instructions from the Team Leaders/Assistant Managers on the preparation of VIP amenities in VIP A or B restrooms
• Conduct Preventive Maintenance cleaning in public areas, food & beverage outlets and heart of house
• Be part of a team to assist periodic works, sofa extraction and spotting carpets as and when necessary
• Report any damages of furniture, fixture and equipment to the team leader/Assistant Manager / Senior Manager
• To change fused light bulbs in public areas, food & beverage outlets and heart of house
• Report all maintenance deficiencies to the to the team leader/Assistant Manager / Senior Manager
• Clean the assigned locations and restrooms in an 8 hour shift
• Vacuum carpet and carry out carpet spotting if necessary
• Dust mop hard floor and follow up with mopping
• Carry out furniture & fixture dusting and wiping
• Responsible for the safety and security of assigned keys, mobile and equipment by correctly wearing them and using them according to procedures
• Cleaning of colleagues’ toilets, staircases and service areas
• Removing all trash and all items that should not be in service areas
• Changing light bulbs and exit lights where necessary and removing all obstructions from corridors, exits and staircases
• Responsible for the safety and security of assigned keys, mobile and equipment by correctly wearing them and using them according to procedures
• Ensure that safe working practices are followed including emergency procedures
• Comply with hotel and department policies and procedures at all times.
• Carry out other duties as and when assigned by the Management of the Hotel and department.

Qualifications:

Job Description:

• To assist Safety Manager on all safety, health, environmental, and welfare matters, to ensure the Project complies with its statutory obligations, safety requirements, and aerodrome safety standards.
• To be responsible for health, safety, and environmental control, and to assist Safety Manager to ensure that all works adhere to the procedures and instructions.
• To assist Safety Manager in liaising and co-ordinate with stakeholders, authorities and agencies and other Consultants employed by Developer.
• To put up daily situation reports.
• Ensure risk assessment and safe working procedures are correctly executed on-site.
• To conduct daily health, safety, and environmental inspections, prepare reports and follow up with Project Safety Team / Contractors for closure.
• To carry out investigations into all accidents and near-miss incidents and to record the findings on the relevant forms.
• Wear appropriate personal protective clothing/equipment and observe all safety requirements/procedures.
• To implement and monitor appropriate safety measures in accordance with the Workplace Health and Safety Act and Safety Management System.
• To highlight areas where training/certification is required to meet the standards imposed by Legislation, Approved Codes of Practice, or H.S.E. guidance

Requirements

• At least 03 years of Project relevant experience in the construction industry preferably 2 years with the developer/main contractor.
• Must be a registered Workplace Safety and Health Officer with MOM.
• Must be a registered Fire Safety Manager.
• Must be a Managing work at height Cert
• Must be a Confined Space Safety Accessor
• Has developed a Risk Management Implementation Plan (bizSAFE Level 2) or equivalent
