Job Description:

• Handle full sets of accounts for clients and prepare monthly financial reporting.

Requirements:

• Candidate must possess a Degree in Accountancy or equivalent.

• Candidates who are currently studying / attained Accounting Professional Certificate (ACCA, CPA are advantageous)

About the Role:

• Compile and maintain record of Urban Redevelopment Agency Approval approved use and registered unit numbers of the lettable premises. Assist with the change of use and unit number registration as an when required by the authority.
• To compile, provide and advise on M&E provisions of the lettable premises in preparation of rental of premises and others information on lettable premises as required by the authority.
• To prepared, attend and assist with the viewing of lettable premises, including but not limited to cleaning and prepare the premises (for vacant premises) prior to viewing, walkthrough, prepare any technical data as and when requested by the authority.
• Carry out joint inspections, walkthrough and testing of M&E equipment with vacating Tenants/Licensee to ensure reinstatement works and defects have been completed in accordance with requirements.
• Manage and ensure proper documentation of handling over lettable premises by vacating Tenants/Licensee to the authority
• Manage and ensure proper documentation of handling over of a premises to new Tenants/Licensee, including preparing handover checklist, ensure photograph records oh handover condition and nay others necessary works and documentation as instructed by the authority
• Any others necessary works as directed by the Authority with respect to handling/taking over of Lettable premises.
• Ensure Tenants/Licensee do not carry out any fit of works without authority approval
• Review Tenants/Licensee fit out plan and check on Tenants/Licensee compliance on the requirements of the authority. Ensure fit out plan is in accordance with the Authority fit put guide and comply with all prevailing statutory guidelines and safety regulations.
• Arrange and attend meetings with Tenants/Licensee to seek clarification and better understanding of intended fit out work where necessary.
• Administer issuance of permit to work to Tenants/Licensee.
• Ensure fit out work carried out by the tenant do not damage the property and do not alter or damage any parts of the building.
• Ensure Tenants/Licensee remove all waste and debris on site and keep the premises at the common area clean. Tenants/Licensee are not allowed to dump their renovation debris at the bin center.
• Ensure that there are no unauthorized works, excessive electrical installation, etc carried out by tenants.
• Facilitate and coordinate the connection of utilities of the Tenants/Licensee and ensure works are carried out. Ensure Tenants/Licensee. have engaged the services of a Licensed Electrical work and Licensed Plumber before allowing the Tenants/Licensee. to proceed with connection.
• For tenanted premises without direct utilities meters, provide utilities meter readings to the Authority for purpose of billing tenants
• Ensure the tenants provide 'as built' fitting out plans on Architectural, Air conditioning, Mechanical Ventilation System and Exhaust System. Plumbing and Sanitary Plans and Structural Plans and certified true copies of such fitting out plans approved by the relevant authorities.
• Conduct inspection to ensure tenants renovation works are done is in accordance with the endorsed fit out plan before business commencement. If there is any deviation, advise Tenants/Licensee on rectification and/or resubmission of plans.
• Conduct monthly checks to ensure Tenants/Licensee do not engage or carry out any authorized activities.
• Report any incident or non-compliance by Tenants/Licensee to the Authority immediately and work with Tenants/Licensee and stakeholders to resolve any breach or maintenance issue.
• Provide monthly report on tenants infringement and rectification status, works schedule and start of business operations and any others information required by the Authority.
• Attends regular monthly meetings with the Authority or any meetings as and well required.
• Review and provide inputs on update of Authority fit out guide for tenants.
• Ensure Tenants/Licensee comply with relevant Greenmark and current GreenGov requirements.

About You:

• Diploma / Degree in Facilitiy Management or equivalent.
• Min 2 years relevant working experience.

Job Responsibilities

Operational Related

• · Acts as a point of contact for referrals from the senior leadership team, corporate VIPs, media personalities and wedding couples pre-arrival, during stay and post departure
• · Manages the pre-arrival correspondence with all VIPs via various mediums - email, phone call, whatsapp etc. and ensures that all room requests / purpose of visit are notated for follow-up the night prior to arrival / on day of arrival
• · Anticipate all guest (VIPs) needs, ensuring that all guests are at the forefront of every interaction, to provide an exceptional guest arrival and stay experience
• · Ensure that rooms are ready, prepared / inspected and amenities are placed in room, prior to guest arrival
• · All guests are to be met at the Hotel curbside / Lobby, followed by a personalized in-suite check-in
• · Good product knowledge is essential to ensure that good / suitable recommendation is provided to all guests, in a sensitive and personalized manner
• · Responsible to extend departure calls to all guests on night before / morning of departure day, to extend a bill review ( in-room / on the phone ) and to see to their luggage / transfer arrangements before bidding a fond farewell to the guests
