This position reports to the Lease & Property Management Manager. As a Technician, you will support the Property Officer and Senior Technician in managing the technical aspects of property maintenance for designated properties within the Group. Your role will be vital in ensuring all systems and equipment operate efficiently, creating a safe and functional environment for residents, tenants, and staff. You will complete tasks assigned by the Manager, Property Officer, or Senior Technician within set deadlines and provide timely reports on job status and defects.

Main Responsibilities

Maintenance and Repairs

• Coordinate and perform maintenance and repair tasks for property systems, including HVAC, plumbing, and electrical systems.
• Promptly troubleshoot and rectify defects.
• Conduct regular inspections to proactively identify and address potential issues.
• Respond quickly to tenant feedback and manage necessary rectification work between tenants and contractors.
• Schedule and supervise preventive maintenance and servicing.
• Monitor contractor performance to ensure compliance with the scope of work and budget.
• Suggest improvements for building enhancements, cost savings, and productivity.

Projects

• Assist the Manager, Property Officer, or Senior Technician with addition and alteration (A&A) works.

Property Acquisition

• Support the Property Acquisition Department in assessing the condition of new or shortlisted properties.
• Coordinate site inspections with consultants and contractors.
• Report findings to the Director of Asset Management.

Team Leadership

• Collaborate with various departments to coordinate maintenance efforts and prioritize tasks based on urgency and significance.

Emergency Response

• Serve as the main contact for emergencies, responding swiftly to issues to minimize downtime.
• Work with the Property Officer to create and implement effective response plans for technical challenges.
• Provide support to other subsidiaries within the organization as needed.

Equipment Management

• Ensure the procurement of tools, equipment, spare parts, and paints necessary for maintenance tasks.
• Develop relationships with suppliers for quality materials and negotiate favorable terms.

Regulatory and Internal Compliance

• Review and uphold standard operating procedures (SOPs), including a thorough Request-For-Quotation (RFQ) process, and make recommendations as necessary.
• Track quotations and service reports from contractors.
• Stay updated on building codes, regulations, and industry best practices to ensure compliance.
• Implement safety procedures to protect the well-being of occupants and maintain a secure environment.
• Assist in the timely renewal of preventive maintenance contracts.
• Aid in budget planning for property maintenance and repairs.
• Monitor spending and seek cost-effective solutions without sacrificing quality.

Job Requirements

• Minimum O Level or NITEC in a relevant engineering field or technical certification in HVAC, plumbing, or electrical work preferred.
• First Aid/CERT certification is a plus.
• At least 2 years of experience in large commercial shopping centers, hotels, serviced apartments, or residential properties.

You will work in a small group of technicians attending fault calls, completing escalator/elevator repairs and servicing an allocated maintenance run.

• Responsible for accurate and real-time back reporting of work performed to ensure accuracy of customer notification

• Effective communication with all stakeholders

Job Descriptions

• Carrying out maintenance, repairing and servicing tasks on ACMV system including cooling tower/ BMS, chilled water system, FCU, AHU and mechanical ventilation system
• To carry out preventive / breakdown and corrective maintenance
• Attend to defects, complains and requests promptly
• Perform day to day inspection and logging of all facility systems
• Provide technical advice and assistance on all maintenance and breakdown function
• Capable of installing new systems, duct work and testing of ACMV systems will be an added advantage

Requirements

• 2 years and above in ACMV Facilities Management
• Professional Certificate/ Nitec / NTC/ Advanced/Higher/Graduate Diploma in Electrical / Mechanical/ Facilities Maintenace / Aircon studies or any relevance.

Have OT allowance , 5.5 Work Days.

Bonus and Increment

Responsibilities

Troubleshoots and repairs software controlled electro-mechanical systems

Coordinates administrative activities including: Troubleshoot, repair and overhaul of mechanical systems like, pumps, chillers, gearboxes

Provide maintenance on various equipment – gas burners, various ovens, vacuum systems, brake press, roll form, friction stir weld, spin lathe

Troubleshoot, repair, and overhaul mechanical systems like pumps, chillers, gearboxes

Possess full knowledge of all standard measuring equipment including the proper use of micrometers, calipers, comparators and various plug/thread gauges blueprint reading

Completing periodic machine tool preventative maintenance to ensure machine availability and reliable performance

Interfacing daily with machinists, replacement part providers, support staff and management to quickly resolve equipment issues and implement future capital

Other production oriented tasks (product assembly, tool grinding, welding, machining) as schedule permits

Qualifications for machine technician

Complete all company mandated training as required

Must successfully complete all technical, administrative, and interpersonal training programs to satisfy Participative Work Team objectives and become a multi-skilled team member

2-year technical with 3 years’ experience supporting complex electro-mechanical equipment

Ability to independently organize and prioritize multiple duties

Responsibilities:

• Conduct testing of equipment and systems
• Perform repair works on equipment and systems
• Monitor equipment and system condition
• Perform housekeeping of tools after maintenance and repairs
• Follow resourcing plans in support of engineering projects
• Operate equipment and systems in adherence to operational plans and Standard Operating Procedures (SOPs)
• Monitor equipment and systems performance
• Follow emergency response plans and relevant safety procedures
• Respond to emergencies as an emergency response team member
• Comply with the organisational Workplace Safety and Health (WSH) policies and Environmental Management Systems (EMS)
• Coordinate with contractors to ensure compliance with the organisational WSH and EMS standards and practices
• Report accidents and incidents in accordance with WSH and EMS standards and practices

Requirements:

• Higher NITEC/NITEC in Mechanical/Electrical Engineering/Building Services/Facility Technology or equivalent
• Minimum 1 year of relevant experience in building servicing and maintenance, preferably in hotel or serviced apartment environment
• Service-oriented
• Team player and able to work independently
• Willing to work on rotating shift, PH and weekends
• Fully vaccinated
• 5/6 days work week, 9 hours per day including 1 hour break
