Essential Functions

• Take every opportunity to amaze the guests.

• Assists Front Office Manager & Hotel Manager with hiring, training, and direction of new department associates.
• Supervise and manage employees; manage all day-to-day operations; provide feedback, understands employee positions well enough to perform duties in employees’ absence.

• Ensure all front office quality standards are complied with and that policies and procedures are consistently applied.
• Work in conjunction with accounting to maintain and minimize levels of accounts receivables.
• Coordinate activities with other hotel departments.
• Assist in the daily maintenance of room inventory status to achieve optimal levels of revenue while maintaining high levels of guest satisfaction.
• Ensure the timely completion of performance appraisals.
• Function in place of the Front Office Manager in his/her absence.
• Be knowledgeable of policies regarding emergency procedures and security concerns.
• Assist with any additional if required and as assigned by the Front Office Manager or Hotel Manager

• Conduct routine inspections on all building services, equipment and facilities

• Attend to emergency service breakdown
• Attend to enquiries and feedback
• Ensure all contracts, insurance, certificates and licenses are renewed before expiry.
• Coordinate and attend Council Meetings and AGMS, including preparation of notices, agenda and documents, as well as recording of the minutes
• Manage and maintain proper records and files of correspondences and documents
• Monitor payments and manage the recovery of arrears
• Liaise with solicitors on recovering of arrears and other matters
• Preparing of Budget for Management and Sinking Fund

Requirements

• Possessing of at least a Diploma / Degree , Property Development/Real Estate Management or equivalent preferred
• Knowledge of Building Maintenance & Strata Management Act
• Minimum 3 years of experience in managing condominiums
• Possesses good interpersonal skills and takes initiative
• Able to lead and work together in a team

JOB SCOPE

To be able to manage and execute the company projects in building construction which covers:

• Ability to oversee the entire process and knowledgeable in project management relating to all operational and administration procedures
• Carry out project planning, cost control and project documentation
• Provide the direction in construction planning, coordinate works with sub-contractors, Client and Consultants to ensure overall construction progress based on schedule of works
• Ensure timely and smooth progress of works
• Ensure quality of works is achieved and safety & environmental regulations are complied with
• Ensure project activities complied with the Company’s ISO system
• Lead a team of project staff

JOB REQUIREMENTS

• Possess Construction Safety Course for Project Manager Certificate
• andarin knowledge is essential to be able to communicate with Mandarin speaking owner and subcontractor.

• Facilitate and conduct internal auditing to ensure compliance to applicable current ISO standards and regulations
• To conduct daily site safety inspection, safety Training and Tool-box meetings
• Liase closely with the project managers on workplace safety to maintain a high level of safety at the sites
• To maintain the EHS system
• Ensure risk assessment for all work activities and propose recommendation and also review them when necessary.
• Lead and Manage emergency situations
• To follow up main contractor EHS matters
• Monitor site safety programs
• Responsible for all incidents and investigations
• Manage safety audits on sites
• Conduct investigations of WSH infringement and industrial accidents and recommend remedial actions
• Prepare monthly safety report
• Any other duties that may be assigned
• Minimum 5 years of working experience in the related field
• Have to be independent to deal with all sites on any safety issues.
• Familiar with regulatory requirements to workplace safety and health and all other aspects of safety
• Possess high level of initiative, strong interpersonal and communication skills
