1. Conduct preventive maintenance and regular inspections of installations, fixtures and fittings, equipment, common facilities and property to ensure they are clean, safe and in good working condition.
2. Undertake minor building, mechanical and electrical repair works, and handyman works (such as changing of light bulbs, reset drawer locks, etc).
3. Monitor and attend to maintenance service requests, investigate and initiate corrective actions for any service and equipment breakdown, or fault detected during routine check, servicing and maintenance.
4. Daily, weekly and monthly inspection of key facilities, systems and critical areas.

9. Liaise with Authority’s employees on projects and maintenance works and ensure compliance with fire, health and safety standards.
10. Coordinate and work with audio and visual equipment and cleaning contractors to set up meeting venues including seating arrangements and equipment.
11. Update information databases and breakdown record for engineering systems.
12. Any other facilities management works or related works that arise from the building operations and need.

Job Qualifications

1. At least three (3) years’ relevant experience in building operation and maintenance of building facilities.
2. The technicians shall hold minimum a NITEC/Higher NITEC in Facility Management or Mechanical and Electrical Services or equivalent.
3. Additional experience in electrical system, uninterruptible power supply, generators, FM200, fire alarm, sprinkler, high voltage and low voltage switchboards will be an advantage.
4. Additional qualifications such as Electrical Worker License/Singapore Certified Energy Manager (Associate)/Green Mark Facilities Manager will be an added advantage.

The Job

• You’ll verify welder qualification compliance with applicable procedures and standards for welding and brazing.
• You’ll, in collaboration with relevant stakeholders, verify compliance with safety requirements and ensure adherence to safety protocols and best practices in the welding shop.
• You’ll provide guidance and support to welding personnel to ensure that welding activities are performed in accordance with industry standards and specifications.
• You’ll establish and maintain inspection reports and maintain accurate records of all welding/welding related activities.
• You’ll provide support to the welding team in Root Cause Analysis (RCA) and corrective action on quality, performance, and cost challenges.
• You’ll provide directions and suggestions on continuous improvement efforts.
• You’ll, in collaboration with the Quality Management team, establish, implement, and monitor adequate quality control procedures.
• You’ll provide advice on all welding related matters to division management (GM).
• You’ll conduct Training Needs Analysis, perform on-the-job training, and make recommendations for training courses.
• Any other duties as assigned.

What We Expect of You

• Minimum 5 years of working experience in a welding shop environment, preferably in Aerospace MRO.
• Hold a valid certification as a Welding Inspector from the American Welding Society (AWS) or equivalent.
• Strong interpersonal skills in building, maintaining and motivating an effective team.
• Demonstrated excellent knowledge of welding processes and techniques.
• Ability to read and interpret welding procedures and specifications.
• Keeping oversight; and strong attention to detail (e.g. to identify defects, deficiencies, deviations in welds).
• Pass and maintain AWS D17.1 welding qualification.
• Ability to solve practical problems and flexibility to deal with a variety of changing situations.

Job Description

• Carry out repair and routine maintenance duties on equipment, building facilities and offices, building systems, grounds, and structures
• Coordinate efforts with company’s contracted HVAC vendors to ensure company HVAC systems are functioning perfectly
• Perform inspection, maintenance, repairs, and installation of air conditioning systems, including D.D.C. building control and pneumatic systems, cooling systems, refrigerators, ice machine, refrigerated water coolers, and similar equipment
• Carry out maintenance checks on heating, ventilation, and air conditioning systems; clean evaporator drain pans, coils, and filters; lubricate fan and motor bearings; repair and change motors, electrical wiring, belts, compressors, thermostats, fans, floating elements, and defrost timers
• Place airflow controls to occupants’ preference by adjusting dampers, splitter, diffusers, and fans speeds; take away, clean, and change filters and strainer; remake, repair, and paint metal and wood cooling fans and towers; add the right amount of chemicals to water towers to prevent corrosion and rust
• Run equipment, observe its operation, and read instruments and gauges, including Volt-ohm meters; find out temperature gauges and adjust mechanisms, including valves, pumps and controls to direct levels of fluid, temperature, and pressure; charge with specified types and amount of refrigerant, and bleed contaminants from systems; inspect gauges and carry out periodic preventive maintenance checks
• Carry out overhauling and servicing of refrigeration units by repairing, changing, or reworking broken parts of compressors, condensers, and vacuum pumps; inspect Freon level in refrigeration units and fix any leak observed, and charge units as required; clean and change filters on ice machines and similar equipment; inspect heating elements and change if bad
