Purpose of Job
This position is responsible for the strategic and operational real estate portfolio management (leased and owned), ensuring alignment with strategic goals, optimisation of leases, managing lease negotiations, and oversee projects.
Central to formulate strategic plans for space extension and exit strategies, time to market, to fulfil the agreed master plans, with a focus space utilisation, cost efficiencies and sustainable practice.
Key Accountabilities:
Strategic Planning & Portfolio Management: Develop and implement real estate strategies for the entire portfolio of A*STAR’s space. Manage all portfolio activities including acquisitions, disposals, and lease negotiations. Conduct regular portfolio benchmarking to identify cost savings opportunities and stakeholder engagements to define the real estate needs.
Real Estate Transactions: Lead all real estate negotiations to ensure most favourable terms, align to market. Manage good working relationship with landlords and real estate agencies. Oversee the lease due diligence, contract review and legal compliance aspect of a transaction
Financial Management: Develop and management real estate budget to ensure within allocations. Conduct regular real estate benchmarking to forecast trends, identify risks, and financial modelling to facilitate decision-making. Work collaborative with other units to ensure an integrated decision-making.
Space Management: Collaborate with facilities management to ensure the optimal space utilisation and smooth daily operations. Lead workplace strategy programs as agreed by the leadership. Ensure sustainable and energy efficient real estate practices.
Compliance and Regulations: Ensure that all real estate transactions comply with all laws and regulations. Manage risks associated with real estate investments and leases, including market and operational risk.
Job Requirements:
- Possess at least 15 years of relevant experience in managing corporate real estate management or related fields
- Background in Real Estate, Business or Finance with at least 7 years of local experience managing large real estate portfolios, lease negotiations. Experience in managing industrial portfolio would be advantageous.
- Possess strong leadership skills in leading multi-disciplinary teams.
- Confident to communicate at all levels and able to think creatively and apply strategic thinking to tasks.
- Able to work under pressure and adapt to changes within a fast-paced environment.
- A self-driven and meticulous individual who has the strong ability to multi-task.
