Development Management Executive

Key Responsibilities:

  • Project Coordination: Attend project meetings and collaborate with the main contractor, consultants, asset team, and other stakeholders to address client requirements, regulatory issues, marketing and leasing needs, and property management concerns.
  • Technical Oversight: Assist the Senior Manager in overseeing all technical changes, deviations, and modifications to designs and specifications.
  • Project Delivery: Ensure that all assigned projects are completed on time, within the scope of designs and specifications, and within the budget set by management.
  • Milestone Tracking: Maintain and monitor key milestones for assigned projects.
  • Information Dissemination: Support the Senior Manager in providing project updates and information to management, stakeholders, joint venture partners, main contractor teams, and other relevant consultants.
  • Document Management: Issue contracts, letters of award, purchase orders, RFPs (Requests for Proposal), tender requirements, and technical specifications as necessary.
  • Site Inspections: Conduct site inspections, prepare progress reports, and organize development meetings with the Asset Manager, management, and stakeholders throughout the project lifecycle.
  • Change Management: Manage changes to project scope, schedule, and costs using appropriate verification methods or through accredited consultants.
  • Issue Reporting: Report and escalate critical issues and significant discrepancies to management as needed.
  • Cost Monitoring: Monitor cost overruns, variation orders, omissions, and deviations from contracts and specifications.
  • Handover Process: Assist the Senior Manager in liaising with the asset team, appointed managing agents, and relevant third parties/vendors to ensure a smooth handover process to tenants and efficient operations throughout the lease tenure.
  • Tenant Relations: Assist the property team in handling unsatisfactory incidents and tenant complaints during the Defects Liability Period (DLP), where applicable.

Qualifications:

  • Degree or Diploma in Architecture, Civil Engineering, Structural Engineering, Building Surveying, Quantity Surveying, or Project/Construction Management.
  • 1 to 5 years of experience in managing and delivering development projects.
  • Strong technical background with practical knowledge and/or hands-on experience in the project development/redevelopment industry.
  • Familiarity with construction methods and building codes.
  • Proven ability to work effectively both independently and within a team environment.
  • Demonstrated flexibility and adaptability to changing priorities.
  • Effective communication skills, including verbal, written, and presentation abilities.
  • Strong multi-tasking and organizational skills.
  • Excellent client-facing and internal communication skills.
