Regional Project Manager

Work Dynamics - Integrated Facilities Management

Project initiation and needs analysis

  • Conduct thorough needs analysis and understand client expectations through research and stakeholder meetings.;
  • Prepare project needs analysis report according to Client’s and project requirements.

Project planning

  • Define project goals in terms of contractual, cost control, workplace health & safety requirements;
  • Prepare Project Definition Plan and associated Risk and Communications Protocols;
  • Prepare Project Execution Plans for client’s approval.

Project execution – Design, procurement, construction, closeout

  • Set up project execution plan to make sure project schedule, cost control, H&S and quality assurance are managed in accordance to MODEL system and to match client’s expectations;
  • Ensured that objectives were accomplished in accordance with outlined priorities;
  • Manage, control and track/document entire design process from concept design phase, design development, approved construction documents, as-built drawings, and hand-over documents.
  • Prepare project tender strategy; Lead entire tender stage from prequalification, RFP, tender evaluation, recommendation, contract, etc. with the coordination of the Procurement Manager (strictly to adhere)
  • Prepare project Master Schedule and Tracker;
  • Coordinate project team to manage the entire construction process and quality to meet requirement standards;
  • Regularly review all pending issues with project team to ensure there is no communication gaps, develop action plan to resolve and gaps at the earliest opportunity;
  • Ensure mitigation actions are put in place and carried out to control risk exposures of the project and to JLL.

Operations management

  • Conduct and report at weekly meetings with Client, consultants, contractors and related agencies to review progress per agreed schedule and follow-up all pending issues proactively to conclude at the earliest;
  • Review project progress status reports during each operational phase;
  • Conduct Project Control Group meetings;
  • Prepare and submit Project weekly and monthly progress status reports.
  • Prepare and submit project Risk Register and H&S Reports;
  • Ensure MODEL and Audit checklist compliance;
  • Report exceptions and remediations as necessary.

Program Roll-Out Management

  • Lead the implementation of global and regional programs, ensuring smooth integration into local operations.
  • Coordinate with regional and global teams to align project objectives, timelines, and deliverables.
  • Monitor the progress of program roll-outs, ensuring compliance with corporate standards and adapting strategies as necessary to meet local requirements.

MAC Management

  • Responsible to handle, monitor and manage all Move, Additions and Change (MAC) projects including inspections and quality management of service delivery;
  • Monitoring of vendors performance on MAC works;
  • Undertaking of tendering procedures for MAC works with coordination from the Procurement function;
  • Ensure compliance with all of clients’ policies and procedures;
  • Ensure compliance with all governmental regulations;
  • Ensure client satisfaction by providing seamless interface with client’s representative at all times;
  • Ensure compliance with Jones Lang LaSalle minimum acceptable audit standards.

KPI

  • Client Satisfaction
  • Effective communication across the project team and with stakeholders.
  • Ensure alignment with global best practices and industry standards in all project phases.
  • Continuous improvement in the following
    Staff satisfaction and morale;
    Improvements and savings initiatives for the client as well as JLL
  • Identification of business opportunities for JLL with the client.
  • Ensure the KPI targets for the account are met
  • Risk Management: Proactively identify, assess, and mitigate project risks to minimize disruptions and ensure project success.
  • Innovation: Encourage and implement innovative solutions to enhance project outcomes and deliver added value to the client.
