Duties and Responsibilities

To manage a condominium’s daily operations and to carry out policies set by the condo management board such as;

- Carry out inspections and provide inputs to the planning and execution Building Improvement Works

- Provide technical evaluation, monitor and ensure work completion in accordance with Building Maintenance and Strata Management Act (BMSMA) and relevant governmental requirements

- Liaise, schedule and supervise all maintenance works to ensure that contract service providers perform all contractual obligations under various term contracts Maintain the operational, safe and efficient operation of the M&E systems covering the following key systems & equipment.

- Plan preventive works schedule, conduct and supervise inspections of building and grounds to identify defects/irregularities and follow-up on rectification works

- Procure service contracts and ad hoc repair/replacement parts and equipment’s

- Conduct system audit and scheduled after hours inspection on security services and lighting

- Manage and attend to residents' requests, feedbacks and response their request promptly

Qualification / Education Required

- Degree / Diploma in Mechanical or Electrical Engineering

- Minimum 2 years in facility management / relevant experience in MCST

- Good presentation, interpersonal, and communication skills

- Strong client engagement skills, and customer orientation

- Able to work with tight deadlines and handle pressure

- Able to work independently as well as in a team

- Proficient in Microsoft Office (Word, Excel, PowerPoint)

Responsibilities

• You will be responsible for planning, preparing, and pitching the project cost to clients on behalf of SM inline with business plan of SM
• Prepare and manage project cost estimates, budgets, and cash flow projections.
• Prepare tender and contract documents, including bills of quantities, specifications, and drawings.
• Monitor project progress and track costs against budget, identifying and reporting any variances or potential issues. Control and mitigate risks related to cost overruns w.r.t estimates or savings plan
• Prepare and submit monthly progress reports to senior management and project stakeholders.
• Prepare claims for variations or additional works, and negotiate settlement with clients and contractors.
• Participate in project meetings, providing cost and contractual advice to project managers and other stakeholders.

Oversee and effectively maintain the M&E systems and supervise the M&E team in carrying out duties

Ensure all projects, preventive maintenance works and SOPs are carried out in excellent quality within the schedule timeline and budget

Perform site planning, coordination and inspection that related to M&E and facilities

Job Description:

1. Lead precast segmental bridge Launching Team to execute the SBG launching operation using bridge constructionequipment - launching girder/ segment lifter.
2. Manage team of Launching Engineers, Launching Superintendent and Riggers on day-to-day operations of segment bridge construction including organising plant and equipment required for precast segmental bridge construction.
3. Report and liaise with authorities, clients and Project Manager on the operation matters, progress reporting and tracking.
4. Plan sequence of precast segmental bridge in accordance with sequence in the design, coordination with supervision consultants on engineering and technical matters.

Job Description:
•Manage all daily tasks and matters within the Operations Department.
•Collaborate with Technical Department, Operations Administration Department and Sales & Marketing Department in project executions including carrying out site surveys, preparing designs and documentations (method statements, safe work procedures, risk assessments, fall prevention plans and lifting plans) for submission, arrange manpower and logistics to deliver construction equipment to site, install, commission, maintain, inspect, shift, troubleshoot, dismantle and return construction equipment to workshop.
