About the Role:

As a CBRE Engineer, you will be a part of a team responsible for a site’s equipment maintenance and instrument calibration processes.

This job is part of the Engineering and Technical Services job function. They are responsible for providing support, preventive maintenance, and repairs on equipment and systems.

About the role:

Performs general preventive maintenance and corrective repair of buildings, industrial systems, vehicles, equipment and grounds. Working under moderate supervision,assists in monitoring building system operations and performance.

JOB SUMMARY

We are seeking a highly skilled and experienced Senior Building Operation Engineer to join our team as a key leader in our engineering department. The successful candidate will play a pivotal role in overseeing the daily operations of building systems, with a primary focus on M&E and Air Conditioning and Mechanical Ventilation (ACMV) systems. The individual will be responsible for managing a team of shift leads and technicians, ensuring the seamless functioning of our facility.

ESSENTIAL DUTIES AND RESPONSIBILITIES

• Technical Expertise: Demonstrate in-depth technical knowledge of Building General M&E, ACMV systems, and Process Utility Systems(CDA, UPW, PCW, PVAC, Scrubber, etc.).

• Team Management: Lead and manage a team of shift leads and technicians to ensure optimal performance and efficiency.

• System Oversight: Oversee the operation, maintenance, and troubleshooting of building systems to ensure reliability and compliance with industry standards.

• Preventive Maintenance: Develop and implement preventive maintenance programs to minimize downtime and extend the lifespan of equipment.

• Emergency Response: Respond promptly to emergency situations, coordinate with relevant teams, and implement corrective actions to resolve issues efficiently.

• Documentation: Maintain accurate records of equipment, maintenance activities, and compliance documentation.

• Collaboration: Collaborate with other departments to ensure a coordinated and integrated approach to facility management.

SUPERVISORY RESPONSIBILITIES

Supervises technical shift team who support the site on a 24 x 7 basis. Responsible for ensuring shift coverage and delivery of planned and preventative maintenance works. Provide coaching, assistance such as technical guidance and training to co-workers. Coordinate site works and assign tasks. Foster a collaborative and positive work environment.

QUALIFICATIONS

• Proven experience as a Building Operation Engineer or similar role.

Role

You will be part of a team to provide facilities management services to our client's sites. You will be required to carry out regular inspections to the sites and its facilities to maintain a high service delivery level. You will supervise and manage contractors on the scheduled maintenance of various functions and systems within the sites.

Responsibilities and Tasks

1. Reporting to Operations Executive and/or Operations Manager.
2. Ensure the smooth operation and maintenance of BMS, ACMV equipment (ie. Chillers, pumps, AHU, FCU, etc. are functioning as per scheduled).
3. Maintain/repair plumbing & sanitary systems to avoid water damage and restore full use of water fixtures if required.
4. General maintenance/repair of electrical fixtures and fittings.
5. General maintenance/repair of wall, ceiling and floor finishes.
6. Monitor all work being performed by term contractors, tenant’s service contractors, tenant’s fit-out and reinstatement works.
7. Attend to tenant’s request and feedback.
8. Responsible for alerting the management of any unusual occurrence or damage that have taken place or that may occur (ie. faulty of lifts, building exit route, etc.)
9. Any other duties as assigned by management.

Requirements

1. Minimum 3 years of experience in a office/data center/commercial establishment with sound technical knowledge of building services (M&E).
2. Higher Nitec in Facility Management or Nitec in Built Environment (Mechanical & Electrical Services).
