What you will be doing:

• Manage the day-to-day operations of a cluster of properties, including maintenance, cleaning, security, and landscaping.
• Ensure all building systems, including ACMV, electrical, plumbing, sanitary, building management system, and fire safety systems, etc. are functioning normally and correctly.
• Schedule and supervise maintenance and repair work to keep the facility in optimal condition and ensure compliance with statutory requirements.
• Ensure fulfilment of FMC contractual requirements.
• Coordinate with external contractors and service providers as necessary.
• Ensure closure of all feedback related to facilities management services.
• Develop and implement preventive maintenance programme.
• Ensure compliance with health and safety regulations and company policies.
• Manage incidents and comply with incident reporting requirements.
• Prepare and manage the facilities budget, ensuring cost-effective solutions.
• Track and report on operation revenue, expenditures and identify cost-saving opportunities.
• Negotiate contracts and manage relationships with vendors, suppliers, and service providers.
• Monitor the performance of vendors to ensure quality and adherence to agreements.
• Ensure projects are completed on time, within budget, and to required standards.
• Implement and manage sustainability initiatives to reduce the environmental impact of the facility.
• Promote energy-saving, water-saving practices and waste reduction.
• Lead and develop the facilities management team, providing training and support as needed.
• Foster a positive and productive work environment.
• Prepare monthly KPI reports, meetings, and management report.
• Ensure proper filing of service reports and other relevant records.
• Work closely with Start-Up FMC on defects management during Defects Liability Period of the Building (if applicable).
• Carry out any other work necessary as directed by the Client or Superior.

You are:

• Minimally a Bachelor's Degree and have managed an accumulated building portfolio of > 200,000 sqm in the past 3 years.
• Possess minimally of 8 years if relevant working experience at his/her equivalent level as a Sr. FM and proven management background.
• Possess minimally of 5 years’ experience in providing integrated facilities management services

Reponsibilities:

• Attend to Tam case as assigned by team leader or management
• Carry out rectification work as specified in the Tam case
• Complete the Tam case with endorsement from the end user or requester
• Attend to property officer zone defective work request
• Carry out rectification work as specified in the zone defective work request
• Complete the zone defective work request with verification by the property officer
• Attending to ad-hoc work as assigned by team leader or management
• Carry out rectification work as specified in the ad-hoc work request
• Complete the ad-hoc work with verification from the end user or requester
• Attending to PPM work as assigned by team leader or management
• Carry out the PPM work assignment according to the standard checklist
• Complete the PPM with verification from the respective system Engineer

Requirements:

• Nitec or Higher Nitec in Facility Management or related field, such as Electrical Engineering etc
• 2 years working experience in Facility Management or technical work

About the Role:

• Provide front line engineering support for M&E and building services
• Attend to breakdowns, servicing, repairing and emergency requests
• Manage fire command center system like BMS, Fire Alarm and ACMV system etc.
• Good hand on skill for corrective work action for M&E system.
• Ensure work is done properly and signed off service report with name and date.
• Record and highlight any consumption spike in BTU, Water and Electrical meter reading.
• Update occurrence book with date and time for the work done in shift duty.
• Enforce safety rule and regulation needed to be comply by term contractors for site work.
• Email and update to team leader and supervisor for shift work.
• Provide support to Engineer, Technical Executive and Managers

About You:

• Diploma in Facilities Management / Mechanical Engineering / Electrical Engineering / Building Services or equivalent
• Minimum 2 years of relevant facility management experiences or equivalent

What you will be doing:

The Facilities Manager will oversee the operations and maintenance of all building systems and services, ensuring the facility is safe, well-maintained, and fully operational. This role involves strategic planning, project management, and maintaining cost efficiency while delivering high-quality facilities management services.

About the Role:

• Assist the Building Manager in the daily operations
• Lead a team in the provision and implementation of maintenance services at designated site(s)
• Troubleshoot building services failures
• Supervise, plan and organise a team of on-site Contractors in carrying out planned and ad-hoc maintenance and their work routines
• Ensure efficient and effective maintenance of Client's facilities through routine check and preventive maintenance strategies
• Source, negotiate and follow up with Contractors on repair and replacement work to ensure work done according to specifications
• Preparation of monthly and incident report pertaining to the site(s)

About You:

• Nitec, Higher Nitec or Diploma in Engineering fields or equivalent
• Relevant working experiences in Building Maintenance, Soft or Hard FM
• Able to work 12-hr shifts
