Who We Need

The Facilities Management Senior / Technician will assist supervisor for daily function and maintenance of facilities. The responsibility is to ensure the Hospital buildings, mechanical and electrical equipment are in good functioning order.

The responsibilities are as stated below.

• Carry out day to day repairs & maintenance of facilities to meet requirements.
• Assist to carry out the Planned Preventive Maintenance Program for the Hospital buildings in accordance to schedule and specification.
• Request on matters concerning the parts replacement and repairs; maintenance and service activities of all the mechanical and electrical equipment in the Hospital.
• Observe the contractors works according to requirements and to conduct the supervision on works related to the Hospital buildings; mechanical and electrical systems.
• Attend to the request on purchases of equipment or spare parts.
• Maintain the orderliness and cleanliness of all maintenance workshops, plant rooms, stores and offices.
• Attend to all assigned tasks keep work record of all repair works carried out through web-based work request system (CMMS).

How to Succeed

• Minimum a Nitec / NTC 2 in electrical, carpentry, plumbing, mechanical, airconditioning, buildings.
• 3 to 5 years’ relevant experience in Building, Mechanical & Electrical maintenance.
• Possesses hands-on experience in Facilities Management processes.
• Able to perform 3 rotating shifts (7 hours per shift, 6 days week).
• Required to work on weekends & public holiday.

• Ensure compliance with the safety and statutory requirements for the mall and operations
• Budgeting and managing expenses for all operational and capital expenditure works including monitoring of procurement administration and control for compliance
• Monitor and analyse the monthly utilities consumption trend to manage energy and water usage
• Track, monitor and chase down completion of work stages to ensure timely completion and compliance of house rules at all stages of the design, sub-division and fit-out works
• Maintain policies and procedures for the building operations, maintenance, administration, and management
• Prepare monthly management report, building circulars and approval papers
• Supervise and monitor staff, consultants and contractors on all projects assigned to ensure on-time completion and deliverables based on KPIs
• Attend and investigate critical issues/projects for follow up rectification

Requirements:

• Degree/ Diploma in Mechanical/ Electrical Engineering or equivalent
• Minimum 5 years of relevant experience in Real Estate, Facilities Operations Management
• Possess hands-on experience in Facilities Management, Project and Maintenance Operations include ACMV, Electrical and Fire Protection services
• Must be well-versed and experienced with good technical competency in M&E matters
• Candidate should possess Senior/ FSM certificate
• Candidate with certification in GMM/ GMFM has an added advantage

Primary Duties

• Attend to all calls from property site staff, helpdesk, security, tenants, and the public in response to any service breakdown.
• Perform preventive and corrective maintenance works according to quality standards and procedures.

• Comply with regulatory and organisational Workplace Safety and Health (WSH) policies and report accidents, near misses and incidents in accordance with WSH reporting practices.

Knowledge, Skills and Abilities

Job Responsibilities

• Act as an interface with stakeholders in the region - Thailand, Indonesia, Vietnam, Philippines, Malaysia, Singapore
• Being the point of contact for FM and building landlord
• Assist with tactical planning for the facilities team’s goals and objectives
• Manage & maintain facility management tasks as assigned
• Ensure appropriate follow-up with Japan HQ and regional local lead/representatives on data collections and coordination on key activity plans
• Seek to continuously improve processes, systems and overall suer workplace experience and satisfaction
• Assist with researching, analyzing and reporting budget
• Work with team members to identify and respond to any financial or budgeting related issues
• Help support facility specific cost savings targets to contribute to the account achieving significant savings

Job Requirements

• ITE / Diploma / Degree equivalent qualification in Hospitality / M&E / Property / Facilities Management / Engineering-related disciplines
• The ideal candidate should exhibit 3 - 5 years’ experience. Likewise, you should have established yourself as a professional within CMMS tool and project management.
