Pre-Award/Tender Stage

Take on the BQ and evaluate on all Architectural items involved in the tender stage

Attend tender interview and answering Architectural enquiries with regards to workability

Attend to tender addendum with regards to Architectural tender enquiries

Awarded/Construction Stage

Attend and assist on the progress and sub-con technical meeting with Project Manager

Prepare construction shop drawing for approval

Coordinate with Architect on changes and CVI, RFI and RFA to be issued

Review all sub-con shop drawings submitted on Architectural matter

Record all EOT and Delays of Architectural progress on site

Post Construction Stage

Collate all Architectural handover document i.e., OMM, As-Built drawings, Warrantees etc.

Attend and coordinate Arch RI Inspection prior to TOP

Closing of project account by updating all defects

Job Requirement

Min Diploma/ Degree in Architecture or equivalent

Preferably 3 years of local working experience in the Architectural Coordination works

Possess good oral and written communication skills

Proficient in AutoCAD, MS project, PDF editor etc

Responsible for preparation of shop drawing/working details for project

To review project specifications, technical clarifications and construction drawings, including variation orders for projects.

To carry out project planning, design, material requisition, cost control, project supervision and documentation.

To supervise the M&E works and coordinate with client’s representatives, consultants and sub-contractors on technical matters.

To manage M&E subcontractor's work progress, drawings, materials, samples, method statements submission, and approval.

Responsible for determining the appropriate and efficient construction methods for quality project delivery by studying the project specifications and proposing value engineering changes whenever possible.

Responsible for optimizing the project schedule to ensure that project is completed on time or earlier.

Responsible for budget estimates and progress reports to minimize cost overruns and improving stakeholders’ communication.

Responsible for onboarding and managing subcontractors to ensure that the given scope of works is completed on time, within budget and quality-driven.

Confer with supervisory personnel, owners, architects, design professionals, government regulatory authorities and/or sub-contractors to discuss and resolve matters, such as work procedures, complaints, or construction problems.

Negotiate revisions, changes and additions to contractual agreements with architects, engineering consultants, clients, suppliers and subcontractors.

Plan, organize, or direct activities concerned with the construction of structures, facilities, or systems.

Take actions to deal with the major/minor defects, results of delays, bad weather, or emergencies at construction site.

Head the project safety committee and ensure that the safety officer and/or safety coordinator carries out the safety measures and controls to ensure the safety of all site personnel.

Interpret and explain plans and contract terms to operational staff, workers, and stakeholders, representing the owner or developer.

Supervise and provide feedback to assistant/junior project manager, site manager, engineers, coordinators, and supervisors on their individual performance.

Monitor and provide feedback to the management on the productivity of selected workers who are being overseen by site engineers and supervisors to complete specific pieces of the project, such as RC works, architectural works, or M&E works.

Job Description & Requirements

Duties include but not limited to assisting contracts manager for:

Pre-Award/Tender Stage

Study of tender specifications, contract requirements in order to prepare the bill of quantities and pricing estimate for the main building works, prime cost sum/provisional sums, contingency liability and schedule of rates

for the various trades within a given deadline.

Submit and attend to all tender and project queries on behalf of the project team during the tender stage.

Consolidate all the required tender documents including but not limited to project execution/implementation report, company financial declaration in a timely manner.

Awarded/Construction Stage

Review the letter of award, main contract and related correspondences and assist the management team to negotiate some of the terms with the Principal.

Involve in negotiating the terms of the WICA, CAR and performance bond under the new insurer framework.

Involve in onboarding the subcontractors by way of negotiating and preparing letter confirmation following with the letter of award and subcontract agreements.

Prepare the monthly claim in a timely and accurate manner to be submitted to the Principal within the Security of Payment Act (SOPA) framework or otherwise stated in the main agreement.

Prepare the payment certificate in a timely and accurate manner to be submitted to the subcontractors within the Security of Payment Act (SOPA) framework or otherwise stated in the subcontract agreement.

Prepare the variation claims/omission to be submitted to the Principal in a timely and accurate manner.

Post Construction Stage

Coordinate the maintenance team and/or subcontractors involved to perform defects rectifications and routine maintenance as stipulated in the main agreement.

Prepare the final claim to be submitted to the Principal in a timely and accurate manner.

Coordinate and prepare all the final accounts with the subcontractors in a timely and accurate manner.

Assist in discharging the performance bond liability with the insurer and the principal upon maturity of the bond or final completion of the project whichever is earlier.

Job Requirement
