• Product development driven by data analysis of competitor projects such as product provisions, fittings, and market trends (i.e. Bedroom type, size, unit layout)
• Provide proposals on intended unit mix, sizes and detailed review of layouts guided by salability and market benchmarks
• Analysis of competitors’ pricings and provide proposal on selling price of intended product conceived
• Far East Organization Vacant Land bank review (work closely with Finance and Development Projects to identify potential sites for redevelopment for sales launch)
• Provide support to Directors to evaluate new development/ redevelopment opportunities in Government Land Tenders and private enbloc market

Sales Development

• Develop tool kits (Unique product attributes or information, property market information) to equip Sales team with the relevant information to conduct all sales-related functions at showflats/ sales galleries which include attending to sales enquires of prospective buyers diligently, telemarketing and converting them to sales transactions
• Equip sales team with Market updates and competitor sales launch activities
• Conduct monthly market review and performance benchmark
• Develop tool kit for new/upcoming launch products for sales team, joint marketing agencies and agents to use for sales-related function
• Application of insights gathered to supplement Sales team product pitches
• Ensure all statutory requirements are adhered to in carrying out the responsibilities

Job Requirements

• Diploma or Degree in Real Estate, Marketing, Business Administration, Data Analytics, or equivalent
• Minimally 2 years of relevant research/ analyst experience
• Resourceful with good communication and presentation skills
• Analytical and able to draw insights from data for improving sales/ product development strategies and solutions
• A good understanding of the challenges facing the local property market will be an added advantage

Job Description

• Responsible for the implementation, monitoring and compliance of Company’s QEHS Management System for all projects
• Conduct daily toolbox meetings and ensure the Permit to work system in place and keep proper records
• Ensure project's compliance with all Singapore statutory requirements for Health, Safety and Environment at all times.
• Responsible on work plan / Risk Assessment / Safe Work Procedures / Method Statements for all work activities, ensure brief to all workers before start work
• Inspection of site to ensure all facilities, machineries and equipment relevant to the maintenance of EHS are in proper working condition and do not pose hazard
• Attend WSH related meetings, prepare and submit weekly safety report as required by management
• Conduct safety inspections / audits inspections and follow-up actions to ensure safety compliance
• Organise lifting team, prepare lifting plan and lifting operation
• Ensure proper communication and coordination among other work contractors and safety personnel to facilitate the smooth and safe conduct of all work activities.
• Conduct accident / incident investigations, recommendations on corrective actions to prevent recurrence, reporting and follow up measures with authorities, consultants and related parties
• Facilitate and conduct internal auditing, to ensure compliance with ISO 9001, ISO 14001, and ISO 45001 standards, liaise with appointed auditors on the QEHS Management System
• Plan, organize, conduct in–house safety training / other activities for all workers to develop and maintain the EHS consciousness in the work site in establishing healthy and safe working conditions.
• Ensure all workers are issued with the required Personal Protective Equipment (PPE) and regularly check their PPE to ensure they are fit for use and/or not expired.
• Prepare legal register and monitor it to ensure compliance with legal requirements including Singapore Standard and Code of Practice about EHS.
• Any related ad-hoc duties or assignment as instructed by the Management.

Job Requirements

• Candidate must possess Diploma / Degree or equivalent in related field
• At least 3 years of relevant working experience in Building Construction
• Must be valid registered WSHO/ECO
• Knowledge of construction process & activities
