Job Description

• Lead the identification and evaluation of property investment opportunities in alignment with established investment criteria.
• Oversee the entire lifecycle of properties, including leasing, operations and disposal in accordance with the company's investment strategy.
• Provide expert guidance on securing necessary consents, permits, approvals and other regulatory activities essential for development commencement.
• Direct all aspects of development planning, from financing and feasibility assessments to construction management and risk mitigation, while conducting thorough location analyses.
• Proactively identify opportunities for asset value enhancement through project development or reconfiguration, aligning proposals with the business plan and preparing comprehensive financial appraisals and cash flow forecasts.
• Collaborate with external stakeholders on design specifications, permitting processes and project management to ensure successful execution of development projects.

The Successful Applicant

• Bachelor's degree in Real Estate, Finance, Business Administration, or related field.
• At least 10 years of experience in property investment and development, including a demonstrated track record of successful acquisitions and development projects.
• In-depth knowledge of regulatory requirements, permitting processes and market trends in real estate development.
• Strong financial acumen with the ability to conduct thorough financial analyses, including feasibility studies and cash flow projections.
• Proven leadership abilities with excellent communication and negotiation skills to effectively liaise with internal teams and external partners.
• Strategic thinker with a proactive approach to identifying and capitalising on investment opportunities.
• Ability to manage multiple projects simultaneously while maintaining a high level of attention to detail and adherence to deadlines.

· To assist the Project Manager in managing a construction site in its day to day operations.

· Familiar with structural or architectural works or wet work (plastering, brickworks)

· Familiar with external works, etc.

· Develop a work schedule for workers

· Supervise all construction workers

· Solve disputes between workers

· To carry out inspection of workers' personal protection equipment and safety gear in order to adhere to the company's safety policies.

· Be the liaison between construction workers and supervisors

· Report on progress to managers, engineers etc.

Requirements

· Proven experience as construction foreman In-depth knowledge of construction procedures, equipment and OSH guidelines

· Min 2 years of relevant working experience

· Shift work and weekend duty is required

· diploma, building construction related, skill evalution certificate level 1&2 BCA.

· Ite Skills Certificate (ISC)

1. Applicant must have minimum 6 years of experience in tiling work

2. Applicant must be able to communicate with Chinese and Indian workers

3. Applicant must be able to attend site meeting

4. Applicant must be able to understand and read construction drawings especially tiling layout

5. Applicant must be able to follow schedule and arrange works for workers

6. Applicant must be able to do backing and floor screed

7. Applicant must be able to do setting out

· Min 5years experience with private residential project

· Prepare and maintain the master drawings register for all incoming and outgoing construction drawings.

· Prepare the shop drawing submission schedule with target dates in relation to the Project Master Program.

· Verify all shop drawings for discrepancies, buildability and impact on different disciplines; and ensure critical dimensions are highlighted; details are workable and coordinated with other trades.

· Update and incorporate all amendments of CVI / RFI into the construction drawings and ensure updated and correct drawings are used by all site employees.

· Propose the most suitable/appropriate material/detail for use.

· Provide technical advice to the construction teams, consultants, clients with regard to building regulations.

· Attend technical coordination meetings with consultants and monitor approval of shop drawings from consultants.

· Liaise with sub-contractors on technical issues and timely approval of shop drawings.

· Coordinate between architectural team and consultant drawings to ensure consistency in construction drawings.

· Attend meeting with authorities, consultants and sub-contractors.

· Follow up inspection and ensure compliance to all authorities’ code and requirement.
