Condominium located near Yew Tee MRT area has 1 position for Condo Manager. You will be deployed on site, and be accountable for the daily operations of the estate. The working hours are 9:00am-6:00pm on weekdays, and 9:00am to 1:00pm on alternate Saturdays. There will be a team of 6 staff on-site, who will rotate to operate the office on Saturdays.

Responsibilities and Essential Functions:
- Plan and control all activities pertaining to the effective daily maintenance and management of the condominium.
- Plan deployments and preventive maintnance schedules as well as monitor the efficiency, lifespan and warranty periods of equipment.
- Liaise with end users, contractors, vendors, consultants, and relevant authorities with respect to technical & maintenance services, repairs, installation, fabrication, renovation & reburbishing works, regulations and the service & repair warranties of equipment.
- Put up and review proposals on technical specifications. Source for, evaluate and recommend quotations for new equipment, repair or replacement.
- Ensure compliance with all statutory regulations, and House Rules.
- Assist in general office duties, including recording of minutes in meetings, updating various records, replying to correspondence, and relaying complaints or feedback to respective service providers.
- Manage arrears by the subsidiary proprietors, and assist in legal action where necessary.

- You will also set up the emergency response team and the various SOPs. The SOPs are meant for the various vendors who send their regular or relief staff to the condominium, to carry out the daily work in accordance with the requirements of the estate.

- Be a team leader for a team of 3 full-time staff deployed at the condominium, aligning the team’s performance to meet the Council’s target outcome, and align the work attitude with the Council’s objectives. The monthly incentive will be tied to the Council’s monthly review.

Requirements:
- Diploma or Degree in Building Management / Facilities Management
/ Engineering, or relevant certificates with 3 years of relevant work experience.
- A team player with good interpersonal skills.
- Meticulous, with attention to details.
- Good working knowledge of the Building Maintenance and Strata Management Act.
- Good service attitude, and able to handle complaints. Passion for estate management work.
- When necessary, willing to work beyond normal hours and on weekends or public holidays. Off-in-lieu will be provided.

Roles & Responsibilities

• Manage project construction activities and progress independently
• Review and approve construction drawings, specifications, and designs to ensure that they meet project requirements and industry standards.
• Ensure that projects are delivered on time, on budget and to the prescribed standards.
• Communicates effectively with project teams, consultants and subcontractors to identify needs and evaluate alternative Project solutions.
• Attend meetings as required to ensure the compliance with the overall project standards, procedures requirements and resolved issued.
• Assist in selection of quality subcontractors, suppliers and vendors in the negotiation of their terms and conditions of engagement with the Procurement team.
• Prepare progress report and work schedule
• Regularly inspect the site progress and provide guidance to the project and construction management teams on best practices and efficiencies on scheduling and processes.
• Review and endorse subcontract documents, progress & variation works claims to customers.
• Oversee quality control and safety and health matters on sire

Requirements:

• Degree in Civil Engineering or equivalent
• At least 5 years of relevant working experience at managerial level in the Civil / Building/ Construction Industry.
• Strong communication skills, as well as the ability to visualize issues and effectively communicate with others.
• Outstanding organization, coordination and leadership skills.
• Excellence in verbal and oral communication skills.

Role Overview

Regional Smart Buildings Director

What this job involves:

The effective management of the Smart Systems will be through policy, governance and a clear pathway and reporting structure to demonstrate progress, success and innovation. Key deliverable's for the role role:

• Create and lead a program for digital buildings in APAC to take the portfolio from legacy non connected infrastructure to new generation cloud connected operations
• Create the framework, communications and processes for the workstream to connect our teams and stakeholders to achieve the set targets
• Partner with business departments to identify system improvement opportunities and lead the implementation
• Lead in converting the operational vision and needs of the building into digital building briefs, implementation roadmaps and measurements required for success
• Develop and implement Policy and Process for the effective management and delivery of the Smart Systems
• Plan and deliver the Smart Systems Development Plan, including the promotion and trialing of new system solutions hardware and software as appropriate
• Manage all aspects of the building ICT Networks, infrastructure partners and ICT digital interfaces
• Assist in the Development of digital standards and manage ICT policy
• Effectively manage and regularly audit to record all owned assets of hardware, software and associated Licensing
• Support site critical MES enhancement projects including hardware upgrade, situations
• Process streamline, architecture upgrade, project delivery and testing coordination.
• Responsible for the software and data maintenance of computer systems used for the development, testing,

• Validate building or system data are live and usable by Carson
• Provide updates to TSS and Vendor Partner on building/system status

Key Skills & Knowledge

• The desired candidate will have knowledge and experience with MES technologies would be preferable. MS Windows Server and SQL server are also a plus.
• Excellent written and communication skills are required.
• Candidates must have a flexible and creative work style with a goal of achieving excellence.
• Ensure the effective operation of a large governments Building Management Systems (BMS)
• Familiarity with smart buildings spaces : IoT devices, transmission pipeline, databases, data transformation, rudimentary software understanding.
• Good building domain expertise. Understand the BOS platform technology stack and how devices communicate to cloud. Trainable on Clearblade, UDMI, DBO, DB API, Github…
• Subject Matter expertise on the devices to integrate. Know how IOT devices work and represent data.
• Ability to identify data needs based on defined use case

Experience

• The desired candidate should possess a minimum of a Bachelor’s degree in an Engineering/I.T field with at least 10 years of experience
• Excellent communication skills and availability to talk to executive levels through to frontline teams
• Excellent people skills and ability to interact with a wide range of client staff and demands
• Demonstrated experience with tendering and service improvement initiatives required.
• Knowledge of occupational safety requirements
