We are seeking a committed Senior Building Executive / Assistant Building Manager to join the team in overseeing operations at one of our commercial properties. The ideal candidate will demonstrate effective communication skills, fostering strong relationships with internal stakeholders, tenants, and contractors to ensure seamless execution of tasks.
The Responsibilities:
- Conduct daily inspections of the building to assess its condition, promptly addressing any issues and providing recommendations to management as needed
- Manage various aspects of building operations including security, cleaning, landscaping, waste management, and maintenance of essential systems such as irrigation and parking
- Supervise the use of common facilities and amenities within the building
- Ensure scheduled servicing of building components by term contractors, adhering to predetermined schedules and scopes of work
- Regularly inspect the premises to uphold standards of cleanliness and functionality, coordinating necessary rectifications with management
- Collaborate with the M&E team to facilitate testing and inspections during fit-out and reinstatement activities
- Serve as a key member of the Emergency Response Team (CERT) for the development
- Exercise budgetary control and prepare operational and capital expenditure plans
- Conduct routine inspections of fire protection facilities and systems, initiating corrective actions as needed and overseeing fire drill exercises
- Interface with tenants, the public, and relevant authorities to implement improvement projects
- Assist in contract administration and procurement processes, maintaining meticulous records of building-related correspondence and materials
- Cultivate positive relationships with tenants, addressing their feedback promptly, and attending to emergencies outside of regular office hours
The Requirements:
- Hold a recognized Degree/Diploma in Building Management & Services or a related field
- Possess strong interpersonal and communication skills, both written and verbal
- Demonstrate a customer-centric approach with a positive demeanor
- Capable of working collaboratively within a team as well as independently
- Previous experience in managing commercial properties, including conducting routine inspections, addressing tenant concerns, and coordinating maintenance activities, is highly desirable
