• Possess relevant qualification and is a Registered Safety Officer with MOM
• Knowledge of WSHA and OSHA legislation as well as BizSafe
• Minimum 3 years working experience as a Safety Officer in MRT / LTA project with Main Contractor.
• Strong communication skills in both mandarin and English, both written and verbal.
• Ability to communicate effectively with site personnel, workers and subcontractors.
• Team player with passion for driving excellence, good facilitation skills, strategic change management and intervention capabilities.

Responsbilities:

• Perform regular walkthroughs of the building and surrounding areas to identify and address any defects, safety concerns, or violations of building regulations and house rules.
• Plan, schedule, and execute preventive maintenance routines, while proposing and overseeing any necessary repair or improvement projects.
• Supervise and inspect the work of service providers involved in maintenance and repairs to ensure quality and compliance.
• Address tenant requests and concerns, ensuring timely follow-up and resolution to enhance satisfaction.
• Oversee tenant fit-outs, ensuring work complies with building regulations and managing daily inspections during these activities.
• Generate work orders for service providers to complete assigned tasks and ensure safe execution of activities like fire alarm isolation and hot work.
• Conduct regular checks on security equipment like CCTV, access control systems, fire alarms, and extinguishers, immediately reporting any malfunctions.
• Handle emergency situations, including fire alarms, bomb threats, and any security breaches.
• Assist in organizing and facilitating fire drills and safety inspections, ensuring all procedures are followed meticulously.
• Lead regular inspections alongside the housekeeping service provider to ensure cleanliness standards are upheld.
• Track and address any cleaning deficiencies promptly to maintain the building’s aesthetic and hygiene.
• Conduct frequent checks on high-traffic areas such as lobbies, restrooms, and corridors, liaising with housekeeping to address any issues as they arise.

Job Requirements:

• Min 2 years of experience in building operations within commercial buildings.
• NITEC certification or higher in a relevant field of study.
• Strong interpersonal skills, with a team-oriented approach to work.
• Ability to perform shift and standby duties, with a flexible and proactive attitude toward problem-solving.

Job Responsibilites

Billing and invoicing

Perform day to day billing operations

Generate invoices for posting to customers

Oversees and manage billing schedules and prompt issurance to meet both customer expectations and company requirements

Verify invoice details, by cross referencing with customer's signed contracts/ quotations to ensure accuracy, and proactively address anu discrepancies or errors to compliance with agreed terms.

Interact with internal and external customers on rates and charges disputes

Maintain and update accurate records of billing transactions within the system

Provide accounting support

Monitor customer accounts for non-payments , delayed payments, or irregularities and take appropriate actions

Other duties as assigned
