Provide Operations and Admin support to the Property Management Team

Job Duties

• Assist day to day operations and tenant relations through the coordination of tenants requests and administration of maintenance services.
• Verify service providers’ attendance record including cleaning & security service. Impose liquidated damage on poor performance/absenteeism against service provider when necessary.
• Check to ensure work completion to satisfactory, correct payment sum & close tax invoice (together with service report, quotes, PO/POC) in IPS procurement system. Thereafter, circulate it to Property staff, HOD for verification, amendment, endorsement & submit to Finance.
• Monitor MOS job sheets daily. Inform property staff of any job sheets that are not closed. Raise billings to customers on chargeable ad-hoc work. Ensure all records are kept in place for audit check.
• Monitor contract periods of vendors. Assist in inviting quotations for contracts renewal and for ad-hoc works/repairs.
• Answer and route phone calls from tenants and contractors/vendors to the appropriate contact within the Property Management and/or despatch personnel based on immediate needs.
• Provide timely and accurate response to all queries and correspondences from internal and external entities to ensure smooth operations.
• Oversee the car park and access card system as administrator. Provide admin support to season parking payments, aircon extension, maintenance fees and access card, etc
• Verify, program & grant card access to user which is one of the key security management control in the property (if required).
• Check on monthly utility billing to tenants to ensure correct usage & revenue are received promptly.
• Provide admin support in office stationery, pantry supplies, prepare staff attendance and claims.
• Perform any other duties assigned.

About the role

McConnell Dowell is looking to hire an Architectural Coordinator for one of our major civil infrastructure projects in Singapore.

Key Responsibilities

• This role shall be the main design coordinator for all Architecture disciplines.
• Efficient and effective architectural design coordination activities for the project to ensure that the design requirements of the contract are fulfilled.
• To Coordinate with Architects, Structural Engineers, M&E Engineers, and Subcontractors to resolve construction problems and issues to ensure timely and smooth progress of works by writing RFI and RFA.
• Compliance with legal and other requirements, including standards and codes of practice, relating to the design.
• Completion of design activities within budget and program to achieve project objectives and targets.
• Ensure risk reduction controls are in place for design activities.
• Adherence to the McConnell Dowell Integrated Management System and Project Execution Plan.
• Any other duties as may be required by the Company.

About You

To be considered for this role, you will have;

• Related engineering qualifications with 5 years experience in Architecture discipline, preferably for major civil infrastructure projects.
• Able to work on alternate 6-day work week.

Job responsibilities: Sales and Marketing Executive-

1.Visit shop (retail and wholesale ) in Singapore as well as overseas (if)

2. Organize and distribute staff schedules. Help retail sales staff achieve sales targets.

3. Monitor local competitors

4. Receive and check products (Meat/Fish) during delivery to ensure that they are in accordance with purchasing guidelines.

5. Monitor the quality and freshness of products, and ensure proper receiving processes.

6. Store products in designated freezers, or other storage areas, as per protocol.

7. Ensure proper rotation of products to ensure constant freshness.

8. Maintain store's cleanliness and health and safety measures

9. Handle customer questions, complaints, and issues.

10. Conduct monthly stock check of all inventories

11. Perform any other duties as assigned by Manager.

Eligibility

1. Bachelor Degree minimum prefer in sales and marketing field

2. Minimum 10 years’ experience in sales and marketing (fish and meet) wholesale and retail market.

3. Must be ready to go after working hour if required by customer demand

4. Ready to work on Sunday, Saturday or public holiday for ensuring customer compliance

5. Good communication skill (prefer Bangladeshi and Indian customer)

6. Ready for loading and unloading during delivery

Roles & Responsibilities

• Assist Project Manager in site supervision and management.
• Responsible for planning, scheduling, forecasting, conducting and coordinating the technical and management aspects of projects.
• To attend site meetings with the Main-Contractor and/or Sub-Contractor(s) whenever necessary with regards to any site issues, and to update our own construction team
• To make sure site work progress follows the Schedule given by the Main-Contractor
• To work closely with main-office staff to prepare monthly Progress Claims and document of the job progress.
• To manage daily operation of the project execution.
• Solving construction problems as soundly as possible.
• Other ad-hoc duties as assigned.

Requirement

• Minimum O Level or equivalent

• Minimum 1 years working experience from construction will be an advantage

• Knowledge in reading floor plan, Auto Cad drawings, class 3 driving license will be an advantage

• Bilingual in English and Mandarin
