EXECUTIVE, PROPERTY MANAGEMENT

Key Responsibilities:
- Responsible for the administrative tasks of the Property Management team, particularly procurement of term and specialist contractors to ensure smooth operation of the logistics buildings, as well as planning, issuing and following up on Purchase Orders delivery and closure within Yardi system
- Arrange and oversee contracts for property maintenance such as landscaping, security and managing disputes with service providers where appropriate.
- Develop and implement innovation programs and processes that reduce utility costs, increase productivity and savings as well as execution of green initiatives.
- Responsible for annual property management budget preparation, planning and controlling of operating and capital expenses.
- Regularly review the Standard Operating Procedures (SOPs) for Property Management function.
- Assist the Asset Management team executing all identified and approved asset enhancement initiatives (AEIs) and improvement plans.
- Liaise and co-ordinate with Asset Management/Leasing team for tenants onboarding as well as to keep records of tenancy/documents issued by/issued to tenants.
- Track and monitor status of obligations in leases to ensure full completion, including critical dates of the portfolio.
- Build relationship with tenants through regular meetings with tenants to understand their business needs and directions. Liaise with tenants on complaints, operational feedback and lease matters. Ensure tenants adhere to the lease terms.
- Oversee all administrative support for the logistic building(s), including coordinating and implementation of annual tenants’ survey program.
Key Requirements:
- Degree or Diploma in Building Services / Real Estate Management / Facilities Management related.
- Minimum 3 – 5 years working in the real estate environment
- Experience in managing industrial / logistics properties
- Experience with Yardi will be an advantage.
- Possess good communication and interpersonal skills
- Possess good organizational, analytical and problem-solving skills
- Good command of spoken and written English is essential
