1.Management and recovery of incidents, fault calls and emergencies
a. Respond and recover fault calls, incidents, feedback, identify and implement and conclude necessary recovery actions. Be contactable 24/7 and respond to emergencies and fault calls during and after normal working hours. Respond immediately during normal working hours, or within one (1) hour after normal working hours upon activation. Provide recovery on-site, and if required, escalate to assigned vendor promptly to resolve the incident. Recover these incidents/emergencies within 3 hours (exclude incidents/emergencies that can only be recovered/resolved by assigned vendor). Provide updates and complete the incident report as per the company requirements.
b. Attend to emergencies such as power failure, power outage, high room temperature (i.e. air-con temperature breach safety limits), fire alarms, etc. Report to site with Maintenance Agent and/or vendors to investigate the incident, provide access when required, manage and attend to the rectification works, etc.
2. Recovery of reported faults and incidents
a. Ensure proper closure of all reported faults and incidents.
b. Ensure replacement of defective components such as defective cabinet, broken door locks, etc. by the relevant vendors. Resolve and recover faults/incidents such as repair/replacement of defective electrical fittings or appliances, water leakage, uncontrolled toilet flushing, basin or toilet choke, etc. Attend to and complete minor installation, adjustment, dismantling or removal works such as key press, system furniture, etc.
c. Resolve pest incidents such as identify and follow up with Pest control vendor on the deployment and recovery of pest/rodent traps including overseeing the disposal.
3. Complete daily facilities inspection of building premises
Conduct joint inspections with the Maintenance Agent/Inspectors of building premises and facilities, common areas and amenities in accordance with prevailing guidelines provided by the company for respective sites. Provide updates to the company on the findings and the required follow-up action.
4. Oversee facility maintenance and minors works
a. Maintenance works and services. Ensure maintenance works and services are carried out in accordance with the work specifications. Complete facilities and equipment servicing, maintenance and repair works and services. Oversee and ensure that Maintenance Agent carry out the preventive maintenance works and servicing in accordance with the approved maintenance schedule. The scope includes but not limited to systems such as fire alarm and protection systems, electrical systems (e.g. High Tension/Low Tension, generator, Uninterrupted Power Supply), mechanical systems (e.g. Air Conditioning and Mechanical Ventilation System, hoist, compressed air system, pumps), building systems (e.g. plumbing, sewer, plaster cracks and paintwork), pest control services, etc.
b. All works other than maintenance works and services. Complete minor repairs arising from inspections and user feedbacks. Escort vendors and supervise renovation and building and infrastructure works and services and system such as installation, replacement, upgrading, dismantling etc. Liaise with Maintenance Agent/contractors to execute the works.
c. Support in fire drill exercises, power shutdown activities, visits and events, as required by the company
d. Perform any estate maintenance-related tasks as required, as required by the company.
