Internal Compliance, Onboarding and day to day administration of International Residential Associate Sales Brokers in Singapore

The International Residential business in Singapore has committed to growing the brokerage team and as part of its growth strategy has agreed to increasing its head count by recruiting several associates on a commission only self-employed contractor model.

As a result of this strategy being adopted and given the additional regulatory requirements, the business requires someone with the required level of experience to help with the recruitment, administration and oversight of all associates that are recruited to the JLL team in the months and years ahead.

Your role related to the above will include:

• Regular monthly reporting and communication with the Singapore KEO, Office head and International Residential team head on all transactions and related CEA matters to ensure that the management are fully aware of all ongoing transactional activity being undertaken.
• The implementation of all the processes related to hiring, onboarding and day to day administration of the International Residential Associate sales team.
• Help to develop and undertake regular (monthly) training programs for the whole Singapore sales team (which overtime the wider SEA sales teams can also benefit from).
• Assist in the development and implementation of regular workshops focused on International (UK) Residential Purchase, Anti-Money Laundering (AML), and Customer Due Diligence (CDD) for the Singapore International Residential (UK) Sales Team, with the potential for extension to broader sales teams across Southeast Asia.”

The Barratt SEA Account

• Manage all the Sub Agency onboarding for all SEA sub agents and to work closely with the wider Barratt JLL team to ensure that the onboarding and ongoing requirements related to the same is managed properly.
• Manage the day-to-day sales progression and tracking of all SEA Barratt London sales.
• Manage all the internal AML/ KYC processes related to all Barratt London SEA sales.

In relation to the above areas, you would work closely with the existing Barratt JLL team as well as the client team in London

Other areas of your role

The One Global Group forward contract book and related IP – Help to review this with the appointed administrators and work towards put forward a proposal for the JLL management teams’ consideration (to be achieved in March and April 2024) – UK and Aussie exchanged contracts.

As sales volumes grow across SEA throughout 2024 and beyond, look to centralize and take responsibility for all the sales progression for all new sales being agreed by the sales brokers i.e. establish a sales progression and customer services hub so that all sales brokers can purely focus on new business and efficiencies across the teams are created.

Help to establish a one stop shop where we offer our purchasers a one stop shops service and act as a single point of contact so that we retain them, provide a high level of service and create additional income streams for the SEA business.

Help the Residential business to grow and manage the B2B distribution network across the region, with the ultimate objective of growing the sales volume in an efficient way, whilst also maximizing revenue and profitability from each partnership.

Given your level of experience at One Global Group, as JLL works towards developing a UK regional focused master agency distribution model, there would potentially be a requirement for assistance with this as a special project.

As a certified CEA Real Estate Salesperson (RES) in Singapore, your RES license would also be registered and secured under JLL.

Responsibilities:

• Ensure quality of works in accordance with Quality Management Plan including development of Method Statements, Inspection & Testing Plans and Checklists. Should know process of handling, storage and handover process of such materials.
• Monitor the implementation of the Project Quality and Environmental Plan.
• Assist QAQC Manager in preparing Quality Plan that supports the project and clients’ requirements on quality assurance (QA) and quality control (QC).

Qualifications:

• Possess Bachelor Degree in Engineering (Mechanical/Electronic/Mechatronics) in construction firm
• At least 6 years working experience in the related field
• Preferably managers specializing in quality Assurance/Control, Engineering- Structural/Civil/Construction/ equivalent
• Familiar with ISO standard for ISO 9000, 14000, and18000
• Rail experience with LTA project in Singapore would be an advantage

Analyse tender documents and understand the needs of the client, plan and coordinate bid preparation to ensure deadlines are met and review the overall pricing of tenders and ensure the correctness of costing.
