Job Summary:
We are seeking a proactive and experienced Operations Manager to oversee the day-to-day operations, maintenance, and safety of our commercial building. The ideal candidate will ensure efficient management of facilities, compliance with regulations, and excellent tenant satisfaction. A Fire Safety Manager (FSM) certification is a distinct advantage.
Key Responsibilities:
Operations Management:
Oversee the day-to-day operations of the commercial building, including maintenance, security, cleaning, and tenant management.
Ensure smooth functioning of mechanical, electrical, and plumbing (MEP) systems.
Develop and implement operational policies and standard operating procedures (SOPs).
Facility Maintenance:
Coordinate with vendors and contractors for preventive and corrective maintenance.
Conduct regular inspections to ensure the building complies with safety, health, and building standards.
Manage maintenance schedules and ensure minimal disruption to tenants.
Tenant Relations:
Serve as the main point of contact for tenants, addressing concerns and resolving issues promptly.
Ensure lease terms and building rules are adhered to.
Foster strong relationships to maintain tenant satisfaction and retention.
Budget and Reporting:
Prepare and manage the building’s operating budget.
Monitor expenses and implement cost-saving measures.
Provide regular reports on operations, maintenance, and financial performance.
Fire Safety and Emergency Preparedness:
Conduct regular fire drills, inspections, and audits to maintain a safe environment.
Oversee emergency response plans and ensure staff are trained for incidents.
Compliance and Risk Management:
Ensure compliance with local regulations, including workplace safety and health, fire safety, and building management laws.
Identify potential risks and implement mitigation strategies.
Requirements:
- Bachelor’s degree in Facilities Management, Building Management, Engineering, or a related field.
- At least 5 years of experience in operations or facilities management, preferably in a commercial building setting.
- Strong knowledge of building systems (e.g., HVAC, electrical, plumbing).
- Excellent communication, problem-solving, and organizational skills.
- Certification as a Fire Safety Manager (FSM) is a strong advantage.
- Knowledge of local building codes, regulations, and safety standards.
