The Role

Job Responsibilities

• Supporting and implementing strategies to maximise rental and occupancy of the properties within the Company’s assigned portfolio.
• Securing new tenancies, identifying market segments and prospects, managing lease renewals with existing clients, and liaising with property agents.
• Conducting market research of competitors and market benchmarks of rentals and occupancy cost.
• Maintaining good relationships with tenants and prospects.

Job Requirements

• Degree in Estate Management, Building, Business Marketing.
• At least 3 to 4 years of relevant experiences in marketing and leasing.
• Sound understanding of the real estate industry with an extensive network of contacts.
• Strong presentation, negotiation and effective interpersonal skills.
• Candidates who are registered as Salespersons under the Estate Agents Act (EAA) or possess qualifications equivalent to Real Estate Salesperson (RES) examination will have added advantage.
• Candidates who have relevant experience in the same industry will have an added advantage.

Get to Know the Role

You will expand and manage our merchant network, onboard new merchant partners, maintain relationships, and ensure their continued success. You will pitch, negotiate, and close deals will be crucial, as will your capacity to handle merchant queries and collaborate with our teams to maximise our commercial impact. You will report to Director, Commercial, Acquisition & Head of SG GrabAds and be based onsite in our Singapore office.

The Critical Tasks You Will Perform

• Manage full cycle sales to meet, pitch, and lead negotiations with assigned and prospected merchant leads to acquire and onboard them to Grab.
• Champion Grab's value proposition as the leader of choice for merchants.
• Engage with merchants from diverse establishments, building relationships and managing their performance.
• Handle daily merchant queries (commercial and operational) and ensure a smooth onboarding and post-onboarding process.
• Stay up to date with market trends, industry knowledge, and competitor activities to contribute to strategic planning.
• Collaborate with the Account Management Team and other departments (e.g., GrabPay, GrabAds, GrabRewards) to align and cross-sell, enhancing the value Grab brings to merchants.
• Acquire and develop sales opportunities through referrals, networking, cold calls, and face-to-face meetings.
• Maintain organised and accurate sales information and activity reports in the CRM System.
• Assess prospects' marketing and sales requirements, propose appropriate promotion mechanics, and meet sales targets.

Qualifications

What Essential Skills You Will Need

• Bachelor's Degree or higher education in business, economics or relevant fields
• At least 2 years of experience in sales and business development with a successful track record
• Experience to build relationship and win over merchants
• Proficient in written and spoken English. Proficiency in Mandarin is beneficial for engaging Mandarin-speaking merchants.
• Experience to analyse sales data and business sense.
• Experience to solve and handle merchant requirements and market dynamics
• Proficiency using CRM systems to maintain sales records and manage activities.
• Experience in retail or e-commerce is advantageous.
• Experience adapting to changing situations quickly and manage multi tasks.

Job Description

• To perform safety-related work such as

(a) Conduct safety training / briefing for personnel who needs to work in the cleanroom;

(b) Carry out periodic emergency response drill to familiarize personnel with standard evacuation and response procedure;

(c) Carry out periodic inspection of safety facility such as eyewash & shower, chemical spill absorbent, fire extinguisher, etc.

(d) To monitor users’ activities on CCTV for any irregularities.

• To respond to an emergency call during and after office hour. The emergencies can be a building fire alarm, a fab evacuation alarm which can be a hazardous material spill or a leak or a medical emergency situation.
• To assess the situation and discuss a coordinated response plan with both Safety Manager and Lab Manager based on Emergency Response Plan (ERP)
• To be on standby / on-site for ad-hoc / extended hours lab operations request;
• To learn and have some understand of the chemistry for each individual tools and new projects to ensure Industrial Hygiene for the lab and users are met.
• To follow up, understand changes and make assessment on the safety aspect for tool continuous improvement process (CIP)
• To liaise with supplier for maintenance / procurement of ERT equipment / supplies;
• To perform risk assessments for the research activities related to E5 Cleanroom process and equipment.
• Support the development and implementation of Safety & Health Management System for AMAT-NUS Corp Lab conducting materials research.
• To support on Safety audits
• Any other duties as assigned.

Qualifications

• Diploma/ Degree knowledge and demonstrated experience in the laboratory safety management.
• Awareness of local safety regulations and some experience in developing and implementing Workplace Safety & Health Management System and Programmes.
• Understanding of the scientific and safety-related issues of materials research protocols and ability to review the risk assessments of such protocols.
• Knowledge and understanding of material safety principles, policies, and procedures.
• Effective communication (verbal and technical writing) skills, excellent customer service skills with attention to detail.
• Well verse with Microsoft office and good documentation control. IT application knowledge will be an advantage.
