Core responsibilities

• The position will assist with the overall portfolio and asset management strategy of the fund. He/she works with the Director, other members of the Senior Management Team and the Board members to achieve the overall business, investment and operational strategies.
• Assist with preparation of regular asset management plans, detailing proposals and forecasts of net income, capital expenditure, sales and valuations, explanations of major variances to previous forecasts, written commentaries on key issues and any relevant assumptions.
• Work with the marketing/leasing team with the development and delivery of the marketing and leasing plan
• Evaluate industrial real estate investment including build to lease, development, acquisition and divestment opportunities in Singapore and in the regional
• Supports portfolio and asset management team in reviewing portfolio performance, portfolio valuation and asset enhancement
• Build, develop, update financial models for portfolio valuation, performance assessment and analysis
• Conduct market research on real estate trends, market insights, capitalization rates and market comparables
• Assist in transaction due diligence, negotiation of leases and discussions with tenants
• Assist in implementing, reviewing, monitoring asset policies, documentation, audit checks on assets, service providers and procedures
• Preparing proposals and presentations to clients, key stakeholders and to seek internal approval
• Any other responsibilities as assigned by the Company from time to time

Requirements

• Bachelor’s degree in Real Estate, Accounting, Business, Economics or Engineering
• 1-3 years of relevant work experience
• Creative, logical and detail-oriented
• Proficient in cash flow modelling
• Excellent written and verbal communication skills

• Our company is looking for floater cleaner around the west area as we have multiple job locations to work with. The floater cleaner is required to cover the cleaners during their off/leave days.
• Some locations are at Clementi, Jurong East, Kranji, Joo Koon.
• We do require cleaner to have experience and versatile with cleaning. It will be a plus point if you are able to work with hi-jet spray, and other cleaning mechanics.
• Places to clean are usually office or healthcare facility location.

Working Days: 5-6 days work week

Workings Hours: Shift work varies on job location timing.

Responsibilities:

- Cleaning of floor including sweeping and mopping, inpatient wards, common areas, corridors, toilets twice a day and as and when required.
- Washing of toilets at least once a day or as and when required.

- Wiping of tables/ counter tops once a day or as and when required.
- Daily (at least once or twice daily) disinfection of high-touch surfaces, such as handrails, and doorknobs.
- Clearing of rubbish bins at least twice a day or as and when required.
- Daily changing of bedsheets and pillow cases.
- Full wipe down of bed, furniture, fixtures and surroundings upon discharge of patients and prior to admittance of new patient.
- Changing of bedside curtains at least once a month.
- Daily wiping of occupied beds, tables and surroundings.
- Periodic cleaning of windows, wiping of aircon sets, and scrubbing of floors.
- Job scope (external):
- Daily sweeping of outdoor areas around building including carparks and driveway.
- High pressure water jetting once a month @ car porch and car park zone
- Daily watering of outdoor plants

Requirement:

• Minimum 2 years experience in the cleaning industry.
• Works in a team & help one another.
