• Carry out duties in accordance with WSH (Workplace Safety and Health Officers) Regulations 2007

The Property Executive Cum FSM will be required to manage and monitor the repair and replacement work including managing the defects rectification throughout the Defects Liability Period (DLP).

Fire Safety Compliance:

Client Service – Facilities Management

• Establish a “Safety First” culture across sites, and improve safety performance by championing our level of awareness and changing all staff and partner safety behaviours. Highlight any safety risk to the contractor and follow through on their adherence.
• Provide support to building owner and greater team as required to ensure delivery and achieve of high client service standards.
• Timely escalation to Manager in the event of any escalations which have impact on performance and other deliverables
• Serve as the liaison for all facilities services.
• Ensure all safety, environmental, and client standards are strictly adhered to within managed facilities.
• Ensure compliance with portfolio wide initiatives and required local, state and federal laws and regulations that pertain to the operating of facilities.
• Ensure strict compliance with client policies and procedures, government regulations & JLL internal SOP pertaining to EHS, procurement, financial policies, etc.

Education & Qualification

• Property Executive - Diploma holder in Building or Facilities Discipline from a recognised tertiary establishment, with a minimum of 3 years relevant working experience (with M&E and/ or civil / building background is preferred) OR ITE / NTC facility management or technical discipline with minimum 5 years’ experience.

Lendlease is currently searching for an experienced Property Supervisor for Parkway Parade.

The role will be responsible to supervise and coordinate the daily activities of operations staff, overseeing and ensuring standards of the property facilities and services are at its optimal level. Acting as the primary liaison in meeting the needs of our stakeholders, maintaining positive experiences, and supporting the operational functions of the asset.

Your responsibilities will include, but are not limited to;

• Assist the Property Manager in the day-to-day operation of the asset, including building maintenance and soft FM services such as pest control, housekeeping, landscaping, waste management, and security.
• Ensure the smooth and efficient operation of the asset in the areas of preventive maintenance schedules, performance of all service contractors, and implementation of company policies.
• Conduct daily routine inspections and supervise internal teams and service providers in fulfilling their contract obligations.
• Ensure adherence to all procedures and guidelines for works in the premises as per corporate requirements, including EH&S, Sustainability, Risk Management, and Operations.
• Assist with ad-hoc upgrading projects, including building improvement, A&A, defect rectification, renovation, and reinstatement works.
• Source for comparative vendors/contractors to carry out asset maintenance or repair works.
• Liaise with relevant authorities, such as NEA, BCA, LTA, and URA, as required.
• Assist with tender documents, interviews, and awarding processes.
• Follow up with both internal and external parties for submission of necessary documents.
• Administer and maintain property documents and periodic reports.
• Attend to shoppers, tenants, and stakeholders' requests promptly and professionally.
• Possess knowledge of MCST (Management Corporation Strata Title) regulations and requirements.
• Perform any other tasks as assigned by the Property Manager.

To be a success in this role it is desirable, but not essential to have;

• GCE ‘N’/’O’ Levels/ Nitec and above
• Minimum 2 years of working experience in similar function
• Experience in mixed- development (retail & office) operation is advantageous
• Strong project management and organizational skills.
• Excellent communication and interpersonal skills.
• Ability to work independently and as part of a team.
• Proficiency in Microsoft Office and property management software.
• Must be prepared to perform shift duties and work on weekends and public holidays. Working hours is 40 hours/week

Duties & Responsibilities

This position has the overall responsibility for the successful conclusion of construction projects. They oversee project managers, who coordinate teams to ensure that work is completed on time and within budget, to a high standard.

The candidate will accomplish these tasks through a team of project managers, who will work with their Project teams, Technical Consultants, Sub-Contractors and Corporate HQ to meet clients’ needs. The Project Director provides leadership to strategically manage risk, monitor finances and ensure each phase of work is started or completed on time.

Key Roles and Responsibilities

• Monitoring build progress, overseeing finance and ensuring project quality
• Making strategic decisions and providing leadership and direction to project managers to implement those decisions
• Meeting with clients, stakeholders and project managers to report on project progress
• Liaising with clients and building strong working relationships
• Devising cost-effective plans to enable effective project completion
• Managing risks to avoid delays or reputational damage
• Ensuring permits and legal papers are secured ahead of the project
• Managing project managers and enabling them to supervise and manage their own teams
• Working in an office and on a construction site.
• Perform monthly budget cost review and cost monitoring across projects to ensure that cost are well managed and within budget.
• Performs tender adjudication on tender awards put up by Project teams as part of due diligence to ensure prices are competitive and all transactions are done above board with proper justification - to safeguard the company against any possible loss of profits, reputation, etc.
• Conduct analysis and review of tender costings by project tender teams to ensure that all potential risk, specified requirement were adequately addressed and provided for.

Qualifications & Experience

1. Bachelor of Science in Construction Management or Bachelor of Civil Engineering.

2. Professional Engineer qualification preferred

3. At least 15 years of Project Management experience

Responsibilities:

• Assist the Engineer in managing and monitoring daily site operations.
• Responsible for site supervision and coordination of civil, structural, architectural or M&E works
• Day to day progress of scaffolding erection, modification, re-erection, dismantling activities for the project
• Site supervision of construction workers
• Ensure site safety in accordance with safe work procedure

Requirements:

• Diploma/ Higher NiTec/ NiTec in Civil Engineering or its equivalent
• Minimum 8 years or more of relevant experience in the construction industry
• Possess relevant trade foreman certificate, NCC, BCSS etc (Applicable for both gender)
• Only Singaporeans will be considered
