Job Description:
- Review journal entries, accruals, and account reconciliations.
- Ensure financial statements are accurate each month, quarter, and year.
- Analyze property performance in terms of profitability, occupancy, lease renewals, and ROI; recommend ways to improve financial results.
- Strengthen internal controls and compliance processes.
- Coordinate with auditors for statutory audits.
- Monitor compliance with bank loan agreements.
- Manage accounts payable and receivable, ensuring invoices and payments are processed accurately and on time.
- Conduct reconciliations and resolve any discrepancies with property managers.
- Work with property managers to create annual budgets and cash flow forecasts.
- Track budget performance and analyze variances, sharing insights with stakeholders.
- Prepare quarterly fund requests based on cash flow.
- Review lease agreements and ensure accurate recording of lease transactions and rent adjustments.
- Collaborate with property managers on billing and collection of tenant payments.
- Ensure compliance with tax regulations, including GST and corporate income tax, in coordination with tax agents.
- Assist in preparing statutory records and filings with company secretaries and lawyers.
- Assess finance processes and suggest improvements.
- Handle ad-hoc projects as assigned.
Job Requirement:
- Bachelor’s degree in Accounting, Finance, or related field; CPA preferred.
- At least 5 years of experience in property management or real estate accounting, ideally in real estate private equity or REITs.
- Strong knowledge of IFRS.
- Familiarity with Singapore tax laws and property assessments is a plus.
- Proficient in property management systems (e.g., Yardi) is advantageous.
- Excellent analytical skills and attention to detail.
- Strong communication skills for collaboration with teams and stakeholders.
- Ability to prioritize tasks, work independently, and meet deadlines.
- Team player with good multitasking abilities who seeks solutions proactively.
- More experienced candidates may be considered for a Finance Manager role.
