General Responsibility

The Condominium Manager is responsible for the full administrative, financial and maintenance functions. He/She lead and manage site staff team and client-relationship.

· Operations

· Manage and maintain residential/commercial property sites as assigned

· Conduct regular checks and inspection on grounds to ensure property is well maintained

· Ensure building statutory requirements are complied

· Review and recommend replacement/improvement plans for managed sites

· Provide essential customer service support to the residents and owners

· Identifies relevant tender notices and liaise with internal divisions, oversee the entire tender process

(e.g. attending site briefing, costing provisions, quality proposal, tender submission / interview)

· Approve and adhere to budgets and expenditures.

· Conduct orientation program for employees to receive the appropriate new hire training to successfully perform their job.

· Ensures employees are cross trained to support successful daily operations.

The responsibilities of the Nominee Director include, but are not limited to:

• Facilitating bank visits for account opening and other external tasks.

• Executing SignRequests and physically signing documents.

With the exception of meeting statutory requirements, the Nominee Director will not be involved in the management, finance and operations of the Client and is under no obligation to execute documents involving the management and operations of the Client, which are not screened by MMC.

The Nominee Director will act as a signatory in the following situations, only:

• Incorporation of the aforesaid Client (only if applicable)
• Board Resolutions and any other notices or letters pertaining to resolutions - The Nominee Director will sign the resolutions provided that at least, 1 other director of the Client have signed the resolution/s
• Opening of the Corporate Banking Account - The Nominee Director will not act as the authorized signatory for the Corporate Banking Account
• Ministry of Manpower applications
• Share Certificates
• Immigration & Checkpoint Authority (ICA) applications (e.g Business Visa)

All other situations such as ACRA forms, IRAS letters and other statutory documentation in requirement of the Nominee Director’s signature, will be assessed on a case by case basis by MMC.

REQUIREMENTS

• The ideal candidate should be trustworthy, dependable, positive, pleasant, with strong integrity, open-mindedness, and flexibility in work arrangements.
• Solid work experience in any field with a strong track record. Proficient in spoken and written English.
• A bachelor's level of education, along with credible certifications from reputable institutions, and accreditations from recognized areas would be advantageous.
• A fundamental understanding of legal regulations and requirements, basic technical skills for email checking and digital signing, as well as the ability to generate OTPs.
