The Role

Job Responsibilities

• Formulate and implement effective marketing strategies to maximize rental and occupancy for the assigned properties and commercial space.
• Source, develop and establish new clientele for user through various channel including but not limited to tapping on business contact from the parent group, networking with various industry user, communities surrounding the property etc.
• Develop various business, pricing and engagement model for the various clientele, monitor take-up space, understand clientele requirement, suggest product changes with the view to create new business line to enhance space take-up.
• Conduct market research to understand industry needs and maintain up to date market benchmarks of rental and occupancy for industrial properties and space, which will form part of the Annual Marketing Plan to be reviewed on a half yearly basis.
• Secure new tenants by identifying and showing prospective tenants and user available spaces at the approved rental rates and terms to the interests of the Company.
• Discuss renewals and expansion plans with existing tenants and user to retain occupancy with positive rental reversions.
• Source and manage leasing pipeline and to improve current conversion of leads to deals for industrial space.
• Identify and maximize all existing and potential sources of income from the assigned properties.
• Increase properties occupancy by working with real estate professions, local newspapers and other forms of media.
• Establish, maintain and strengthen business relationship with tenants and user
• Assist to prepare leasing reports and other ad hoc reports required from time to time.
• Comply with both internal and regulatory guidelines and obligations of the Company.
• Assist in preparation of feasibility studies, negotiation with prospect on commercial term and preparation of necessary agreements.
• Any ad-hoc tasks that may be assigned from time to time

(A) JOB SUMMARY

This role will collaborate with various departments to develop and implement risk management, compliance and ESG strategies, policies and initiatives, helping the company to remain resilient and build a sustainable business.

(B) PRIMARY DUTIES & JOB RESPONSIBILITIES

Risk Management:

- Assist with the implementation and enhancement of the Enterprise Risk Management framework and risk management processes to strengthen risk management capabilities and culture across business units.

- Monitor, assess and report the organisation’s ESG performance, ensuring alignment with regulatory requirements and industry best practices, including collect, analyse, and report on ESG-related data, working closely with relevant departments to maintain accurate records

About This Role:-

The Senior Operations Analyst will build strong and collaborative relationships with internal business partners to support new members’ onboarding journey into AsiaNext, conduct onboarding screening check, schedule periodic customer due diligence review as well as trigger review on positive alert hit from daily AML sanction and database screening.

The successful candidate is also expected to provide operational, client servicing and account management support to member’s queries relating to their trades or transactions on AsiaNext platform.

In addition, the successful candidate is expected to execute onboarding and other operations tasks in line with documented standard operation procedure.

Responsibilites

Key Responsibilities include, but are not limited to the following list and may vary during your employment based on the needs of the business, as determined by the Head of Operations:

• Responsible for level 1 onboarding screening on every new member through collating of onboarding documents, validating document completeness and following up on document deficiency.
• Conduct onboarding screening check and client due diligence review on the new member’s entity and its related persons for adverse news or PEP screening hits to establish the client risk rating. Enhanced due diligence check will be conducted for high-risk clients.
• Conduct scheduled client due diligence review on existing members based on their risk rating.
• Conduct triggered review on existing members due to screening alert hits generated from daily screening checks with the AML sanction and restriction databases.
• Work with other departments (e.g. Commercial, Compliance and Risk) to ensure a smooth onboarding journey for new members, including account setup after account opening approval.
• Update the operating standard operating procedure with new incremental processes and workflow changes in collaboration with Compliance and approval from HOD.
• Support to cover other operations tasks as may be required from the Head of Department, including Market Surveillance, trading and custody operations.

Qualifications & Experience:

Education

• Bachelor’s degree or diploma in banking, business or finance.

Experience and Skill

• 3 to 5 years of working experience in AML screening in the banks / securities firms / fund management industry, preferably for corporate or institutional clients.
• Familiar with regulatory AML compliance guideline and procedures in Singapore
• Good stakeholder and people management skills.
• Versatile individual who is willing to support coverage for different ops tasks as needed at times.
• Keen interest to work, learn and grow in a fast-paced start-up environment.
