The Role

Reporting to the Head of Operational Risk Management for Europe and Asia, you will be responsible for executing on risk strategies related to the real estate business operations in the Asia Pacific region. You will ensure that business and operational risks, when weighed against business opportunities, are well managed and acceptable. The Operational Risk team is a global team that regularly interacts with members in all regions. The role will require light travel to the other Asia Pacific offices. Infrequent opportunities for additional international travel outside the region may also arise.

Your Profile

You should have the relevant qualifications, minimum a degree and at least 5 years of experience in risk management; ideally in the real estate investments. Good knowledge of both the private and public asset classes will be desirable. You should work well with minimal supervision and be a critical thinker. Ability to function independently, solve problems and good stakeholder management are critical to succeed in this role.

Responsibilities:

• Manage the day-to-day maintenance and functional operations of assigned buildings/ estates
• Ensure that contractors perform their services as per agreed KPIs
• Manage expenditure, address to operational and administrative issues, and ensure procedures are carried out properly
• Recommend, provide justification for, and follow-through the variation of work orders within delegated authority
• Establish good relations between own team members and building owners
• Prepare and present weekly service/maintenance and monthly management reports

Requirements:

• Bachelor Degree in Mechanical/ Electrical Engineering, Building/ Facilities/ Real Estate Management or equivalent with 5 years of relevant work experience
• Diploma with minimum 8 years of relevant work (M&E and Supervisory) experience
• Experience in M&E preventive and corrective maintenance

Job Description

• To be responsible for the various stages of full project deliveries covering requirements gathering and analysis, design, construction, delivery, integration, testing, commissioning and maintenance services.
• To map out the overall project management plan and ensure that the roles and responsibilities, objectives, commitment, deliverables, schedule and risks are clearly defined and communicated to team members and customers.
• To establish a risk management plan for a structured approach to identify and review potential risks and mitigation actions.
• To manage project budget and costs with the objective to maximize revenue and margin achievements.
• To establish a project execution plan and schedule for tracking of deliverables within the scheduled milestones.
• To build a high performance delivery team, comprising both onsite and offshore resources, and provide effective leadership to the team members
• To oversee the entire project delivery life-cycle within scope, schedule and budget.
• To maintain a pro-active and responsive relationship with all stakeholders, both internal management and customers, to provide regular and accurate progress updates, problem reporting and resolution processes.
• Other duties as assigned.

Requirements

• Master Degree or Degree in Mechanical / Electrical / Environmental Engineering (Degree must be recognized by the Professional Engineers Board, Singapore).
• At least 8 years of relevant experience in construction industry preferably in large water or wastewater plant projects.
• Hands-on” attitude, meticulous and analytical with excellent problem solving skills.
• Professional project management certification (eg. PMP, CITPM, etc) is preferred.
• Team player with good interpersonal and communication skills.
• Able to work under pressure, resourceful and independent with good negotiation skills.
