• Manage and monitor the activities of appointed contractors to ensure their works are coordinated with stakeholders, tenants, subcontractor and operation colleagues of the commercial building.
• Ensure timely submission of the work schedules by the contractor, reporting of site progress and highlighting issues encountered by the contractors to HOD diligently.
• Coordinate and resolve technical or site issues during project execution stage and maintenance/defect liability period as they arise to minimise delays and irregularities.
• Attend regular meetings or site inspections with Management/Consultant/Contractors, assess contractors' claims and variations, prepare or review reports in accordance to the status of the project.
• Ensure propel workplace safety es and regulation are being okayed and complied with by the contractors.
• Assist the HOD in the coordination of M&E operation tasks and site inspection work as and when necessary.
• Assist the HOD in the feasibility study of identified projects as they arise

Job Descriptions

• Plan and manage One Raffles Place to ensure that the daily operations are of excellent standard and requirements according to the agreed service levels.
• Formulates and implement policies and maintain smooth operations thereafter to improve operational efficiency and increase productivity.
• Responsible for and supervises a team of M&E and BSTM staff and services' providers.
• Prepare budget for works and manage the annual maintenance/expenditure within approved budget.
• Prepare and conduct tender exercises for all works such as repair, replacement, upgrading or redevelopment works and manage such works according to timeline.
• Submit approval paper/memo for the work requests.
• Review of contracts' specifications to ensure cost effectiveness and competitiveness.
• Management of M&E and BSTM operations and monitoring of outsourced services’ providers
• Preventive maintenance and improvement works
• Tenants’ management:
• Develop, implement and improve on emergency response plans (BCP) and operation SOPs from time to time.
• Liaise with government authorities and consultants on regulatory requirements.
• Ensure safety and health procedures are in place according to WSH Act and other prevailing laws/regulations.

Job Requirements and Competencies

• Recognized degree holder in Electrical/Mechanical Engineering, Building Management, Facilities Management or its equivalent.
• At least more than 5 years in managerial position, hands-on experience in estate/property management, mechanical and electrical systems, preferably in managing large commercial/retail buildings.
• Good business acumen, strong managerial leadership qualities with good cIndependent, resourceful, self-motivated, result-oriented and a team player who is able to work well under pressure in a fast-paced environment.
• Be versatile, quick to analyse and resolve specific problems and yet cope with given deadlines.
• Certified Green Mark Facilities Manager with experience in managing Green Mark building will be an advantage.
• Good knowledge of statutory requirements on building services, facility operations, maintenance including safety regulations
