General Duties

• Fully responsible for the day to day operation of the building.
• Coordinate all maintenances and administrative staff assigned to the building.
• Carry out all maintenance functions to the highest standard expected for the client and the subsidiary proprietors.
• Coordinate personnel of providing maintenance, finance, security, fire safety and car park management.
• Ensure all contract works/ routine servicing are carried out accordingly as specified in their contracts agreement.
• Review all contracts, agreements and insurance before their expiry and recommend renewal or call for quotation / tender.
• Co-ordinate council meetings and general meetings.

Other Duties

• Generate (Daily / Weekly / Monthly) planned activity.
• Create and assigned work order to technician.
• Monthly Inventory stock count.
• Report & tracking fault analysis.
• Monitor breakdown trips.
• Generate monthly inspection reports.
• Monitor and tabulate monthly water meter reading / electrical meter reading
• Prepare and source quotations for different job scopes
• Generate Purchase Order to contractor / term contractors
• Liaising and coordinating with contractors to ensure maintenance works are done on time
• Furnishing of weekly and bi-weekly checklist.
• Manage and monitor service standard of the term contractors.
• Review all contract works / routine servicing are carried out accordingly as specified in their contract agreement.
• Renewal Government licensing
• Event Management of Ad Hoc events.
• Prepare reports and presentation slides for the meetings.
• Report to FM on issues relating to the ground.
• Familiar with Electrical works such as LEW, Substation, Switchboard, Busbar, Power Transformer, Standby Generator, Voice Communication System, Audio Intercom System, Fireman intercom and Lighting.
• Familiar with ACMV such AHU, PAHU, DX FCU Chilled Water FCU, MV Fan & Jet Fan, Chillers, Chiller Plant Room, MCCB for Chiller System
• Familiar with Fire Protection System such as Addressable Fire Alarm, Wet Sprinkler System c/w pumps, NN100 System (Server Room), Dry Risers, Fire Extinguishers & Hosereel System, Fire Decam, Escalation Process, Pressurization Staircase and conduct fire drill annually.
• Familiar with Hot Water Plant Room, booster pump / return pump, hot water storage tank, heating element and hot water system control panel.
• Familiar with Plumbing and Sanitary such as Domestic Cold Water Booster Pump for Production, Domestic Cold Water Booster Pump for Non-Production, Rainwater Booster Pump, Rainwater Transfer Pump, Newater Transfer Pump, Rainwater Circulation Pump, Penstock Pump
• Familiar as Built Drawing, Gross Floor Area.
• Familiar with Civil Engineering Works such as concrete spalling, cement works, water proofing, roofing works.
• Familiar with CCTV System
• In charge of Cleaning Services - conduct check for general cleanliness, attendance of the cleaners, arranging water jetting, drainage declogging and rubbish disposal.
• In charge of Landscapes Services – attendance of landscapers, maintenance and fertilizing the plants, trimming and cleaning the plants
• In charge of Swimming Pool Services such as general cleanliness, check for algae growth, chlorination Water Test sample and NEA License Renewal and Irrigation System
• In charge of Security Services such as attendance of security officers, theft act and conduct spot check on security, Guard Tour (Patrol System), Diesel Pump and topped up, logging of visitors / vehicles.
• In Charge of Lift Services.
• In Charge of Pest Control Services

Requirements

• Preferably with at least minimum 2 years’ relevant experience.
• Certificate / Diploma in property management or related courses.
• Strong communication and negotiation skill.
• Ability to do some hand on work at site, handle pressure and multiple tasks.
• Good administrative and Computer literacy.
• Good knowledge on fire safety system, building, electrical and plumbing services

• Troubleshooting analyser & advising customers on the best solutions in accordance with standard procedures and safety guidelines of Yokogawa

• Creating and maintaining strong relationships with customers and provide good services support.

• Liaise and work with customers to address any service concerns and provide solution on the technical problems.

Requirements

• Diploma in Engineering discipline or above

• At least 2 years in process industry in the field of Instrumentation & Control

• Team player with good interpersonal & communication skills

Main duties:

• Follow all relevant Safe Systems of Work and report health & safety concerns.
• Carry out process inspection of raw materials and semi-finished components.
• Maintain records of work quality processes.
• Inspect raw materials, components and forgings.
• Perform daily / weekly calibrations per industry standards
• Perform NDT using the appropriate method as detailed in the quality documentation.
• Understand inspection/test procedures to industry standards.
• Use own initiative to determine acceptance criteria.
• Undertake visual and dimensional inspections and complete appropriate documentation.
• Perform other duties as and when required by management.

Requirements:

• An NDT background with Level 2 in ultrasonic forgings / wrought products required in conformance with ISO 9712 such as PCN.
• Other qualifications would be advantageous especially MT, PT & ideally PMI experience.
• A background working with a wide range of materials and supplying into the oil & gas sector.
• Previous experience and certification working with forgings would be a distinct advantage however training will be provided.
• Ability to read and interpret engineering drawings.
• Ability to work unsupervised using own initiative.
• Computer literacy
• Excellent communication and people skills.
• Proactive ‘can-do’ attitude mixed with personal drive and motivation.

Assist WSH Officer in Implementing OHSAS 18001 & safety management system on site.

· Carry out check on the sub-contractors’ work to ensure that they comply with the safety regulations & requirements.

· Conduct daily EHS Inspection and rectify/correct any unsafe condition and unsafe practice immediately.

· Attend all safety meetings, Inspections and ensure that good working condition is maintained in the site.

· Conduct daily Toolbox meeting for Main Contractor’s Workers to brief about the safe work practices and house keeping.

· To monitor and ensure all workers & staff have attended relevant safety training Courses.

· Educate the workers about the Proper usage of PPE and ensure the compliance at the site.

· Check and maintain the documents of the Lifting equipments, electrical equipments Testing/calibration reports.

· Coordinate with the Client’s Safety Representatives.

· Issuance of memo against the Safety, Health and Environment violation.

· Arrange the safety committee site audit schedule and meeting in monthly basis.

· Prepare the Minutes of site safety committee observation/Findings and discuss in the meeting.

· Follow and ensure the Safety committee’s Recommendations are complied with.

· Assisting WSH Officer in the Accident Investigation and Report preparation.

· Implementation of Incentives for Safety, Health and Environment.

· Check and ensure the availability of First aid boxes and Fire fighting equipments. Also to follow up on the servicing and maintenance.

· Brief about emergency evacuation, escape route and head counting to the workers and the Emergency Assembly Area.

· Maintaining SMS filling system.

· Carry out any other duties as and when assigned by immediate superior or higher management.

Requirement:

-Must have at least 2 years of safety coordinator role in construction industry

-Must have possess Advance Certificate in Workplace Safety & Health

-Responsible, neat and good team player

-Good communication skill
