This is an important role with a number of key responsibilities, including:

• Conduct in-depth analysis of potential investment candidates. This will include gaining a detailed understanding of the drivers of returns and valuations for the business in question and financial analysis based on detailed financial modelling.
• Present company and industry analysis to the team, and clearly articulate and debate the key drivers of the business and valuation.
• Actively engage in debates and discussions of stock and portfolio ideas from other team members.
• Contribute to portfolio construction and stock position discussions.
• Working with members of other focus teams to leverage expertise and work across the equity platform.
• Support the marketing effort as necessary.

Reports to the Centre Manager with specific responsibilities for the efficient and smooth operation of all matters relating to the maintenance, security and management of the Building.

Responsibilities:

• General administration of all building works/service contracts, carpark management, security and fire protection system.
• Oversee all aspects of common areas defects, repairs & maintenance matters, plumbing, sanitary, carpark and fire & security matters.
• Planning and implementation of building maintenance programmes such as preventive, corrective maintenance, inspection schedules and programmes relating to security.
• Prepare cost estimates, work specifications, invite quotations and follow up on various repairs and maintenance work in the Building.
• Supervise building works carried out by maintenance staff and service contractors, ensure that all works comply with specifications and statutory requirement, and initiate actions against defaulting contractors when needed.
• Conduct regular inspections of all common areas, public walkways, building surrounding facade, etc. and institute remedial action including following up on outstanding works.
• Build and maintain relationships tenants and occupiers, attend to their feedbacks and complaints.
• Liaison with government authorities/ statutory boards, architects, engineers and other divisions on matters relating to management, security and maintenance of the Building.
• Assist in preparation of budget forecast, meeting materials, minutes of meeting, various reports timely and accurately.
• Check all safety equipment, work method and procedures regularly; ensure proper control/record of keys movement and take necessary action to rectify any unsafe situations, and enhance the security in the Building.
• Attend to emergencies in Building and any other duties assigned to you from time to time.

Job Requirements:

• Diploma or Degree in Building / Facilities / Property Management / Engineering or relevant discipline.
• Minimum 2-3 years’ (for Senior Executive) / 3-5 years' (for Assistant Manager) experience in similar role.
• Strong verbal and written communication skills to front and manage all levels of tenants or landlord.
• Dynamic, resourceful, self-motivated, able to work independently as well as in a team.
• Commercial / Retail / Industrial building experience will be a strong advantage
• Candidates with more years of relevant experience may be considered for Senior Executive position.
• Open to work 5.5 day.

This is a full-time role for an Assistant Warehouse Manager with a strong focus on both business development and warehouse operations to join our team. This role requires a versatile individual who can effectively manage warehouse activities while also identifying and pursuing new business opportunities to drive growth and expansion in our logistics services.

This is a Sales position and not an operations role.

Business Development

• Lead a team to prepare tender documents and response to RFQ;
• Acquire new business accounts from the general pool of RFQ/tender;

Overall Purpose of the Job

Supporting both the Senior Manager, Human Resources and Senior Manager, Corporate Services, the Assistant Manager, Human Resources and Administration will be involved in the full employee experience cycle and support the company’s business as well as providing support in various aspects of office administration operations. Specific Responsibilities

Human Resources

• Own the operational payroll process and delivery; including ensuring accurate, timely payroll and month end closing reconciliations and compliance to local statutory requirements
• Handle employees’ and directors’ tax filings and due clearance, including IR8A & IR21
• Ensure timely submission of regulated labour surveys by the Ministries
• Set up new hires in Dayforce, Chrome River system and update monthly organization chart
• Track and generate monthly list on employees due for probation review. Initiate review with the Line Manager and follow up in due course to complete and issue confirmation letter
• Manage training portfolio which include in-house training programs, Linkedin Learning administration etc. Source for training providers and training programs to support the organisation’s training and development initiatives
• Lead employee engagement initiatives to drive a high performance culture across the organisation
• Responsible for internal communications and recommend contents of interest to be shared externally via platforms such as Linkedin, Company website etc. Support in activities to enhance employer’s branding
• Act as the HRIS administrator. Assist in 1st level of employee support and maintain employees’ database, leave records through efficient management of HRIS
• Maintain employees’ database and maintenance of personnel file
• Responsible for full recruitment portfolio including and not limited to sourcing, talents pipeline, pre-screening of resumes, coordinating with agencies, preparation of employment agreements etc. To track recruitment costs and keep it within budget
• Manage onboarding and offboarding of employees and ensuring that compliance fit and proper screenings are completed and necessary documentations are issued
• Manage work pass administration for foreign employees
• Business partnering with functional leaders on employee movement and talent management
• Attend to employees’ queries on various HR matters and prepare related documentations

Administration

• Cover the duties of manager during his/her absence or when required
• Co-ordinate office facilities and equipment maintenance and repairs
• Liaise between building management and company
• Maintain access card system
• Act as Deputy in the off-site document storage project
• Assist in preparation of office administration expense reports and vendor reviews
• Manage and work with pantry lady to provide administrative and logistics support for Board Meetings, Management Meetings, company events and office operations

Required Skills / Work Experience

• Proficient in Microsoft Office applications such as Word, Excel, Powerpoint etc
• Hands-on in doing HR operations work
