Job Summary

Job Description

• Manage a team of technical supervisors on site to ensure that all site activities comply with the regulations and client's requirements.
• To report to C&S QP, works closely with the regulatory authorities and contractors to provide supervision on site, resolve all site issues and ensure timelycompletion of the projects.
• To be competent in carrying out supervision of structural works by identifying any non-conformity of contractor's works on site. The appointed person must havethe strong ability to interpret the drawings and contract documents on works to be carried.
• Appointed person possesses a complete understanding of local requirements, especially to comply with BCA's criteria for build-ability and safety assurancesystem.
• To carry out regular site checks on Builder and ensure compliance on health and work safety in accordance with MOM.
• To manage the site supervisors with respect to C&S engineering works, architectural and MandE engineering works.
• To attend site, progress, variation and coordination meetings Interpret drawings and contract documents on works to be carried

Requirement :

• Atleast four (4) years of relevant experience as a civil engineer, of which at least two (2) years shall be in supervision of works similar in nature to works in this Contract.
• The RE shall be an engineer in the civil/structural discipline with qualification accredited by the Commissioner of Building Control and accepted by Institute of Engineer Singapore (IES) / Association of Consulting Engineers Singapore (ACES)

Job Requirement

• Recognized Degree in Civil/Structural Engineering acceptable for registration with the PE Board, Singapore.
• Accredited with IES/ACES with a valid Resident Engineer Practicing.

Job Responsibilities:

1. Plan, execute, and manage dormitory operations in compliance Foreign Employee Dormitories Act (FEDA) and all relevant regulatory requirements
2. To ensure the well-being safety and health of the residents and staff are kept at the highest standard at all times.
3. Put in place a vigorous and robust pandemic and crisis response plan including working closely with Government agencies for the plan execution and control
4. Manage dormitory allocation, extension, renewal, and termination.
5. Oversees and lead an in-house maintenance team in facility management including the security and crisis management of the dormitory
6. Set up dormitory Standard Operating Procedure (SOP) and Integrated Quality Management System (IQMS) for the dormitory operations including, safety and health, facility management, fault reporting and repairs, fire safety management, crisis management, and equipment maintenance.
7. Apprehend and detain perpetrators according to legal protocol and SOP
8. Undertake policy/process reviews to support the effective management of overall dormitory operation and compliance.
9. Timely reports and analysis of dorm trends, occupancy, and bed rates across geographical regions.
10. Devise marketing strategy to improve occupancy rate and income streams
11. Engage government and non-government bodies for the implementation of whole-of-government (WOG) initiatives towards improving the overall living conditions of migrant workers.
12. Manage reported activities and violations of residents.
13. Manage dispute cases with management
14. Manage the provision of meals for the residents.
15. Whenever necessary, be the main point of contact whenever there are any inspections/ audits by local authorities.
16. Manage and achieve the entire operation within the agreed budget
17. Perform any other duties as and when required

Job Requirements:

1. Minimum possess at CGE O Level
2. At least 10 years related managerial experience in building/ real estate management or facilities management
3. Advantageous with prior experience in workers dormitory
4. Meticulous, willing to learn, able to multi-task and work in fast-paced environment
5. Good communication skill is required as candidate needs to communication with multi-nationality foreign workers
6. Systematic and well organisation skill

Duties of Property Management Executive:

• Collaborate with site managers to deliver high-quality property management.
• Develop and implement plans to streamline daily operations.
• Assist in preparing the site for successful project execution.
• Maintain proactive site upkeep and manage emergency/crisis plans.
• Verify and settle term contract fees and ad hoc invoices on time.

Requirements:

• DIploma / Degree in related field
• Relevant experience with Commercial Buildings
• Comfortable with travelling to different site locations
