Primary Objective

• Lead and provide guidane to junior QS with experiences, knowledge and technical slotiuons in claims, paperworks submission, documentation, process flow and liaise with clinets and proejct team.
• Support superior in handling complexity issues, VO, Final accounts, negotation with sub-con, dispute and contract legal matters.
• Manage the finanical aspects of construction projects, ensure completed within the allocated budget.
• Equipped with professionalism, to provide support to the project team, maintaining commercial information and ensuring compliance with contractual requirements and ensure that the Company’s objectives are achieved. Liaise with customer representatives and other third parties on commercial issues including agreement of variations, claims and any additional payments.
• Initiative and good at people relationship. Strong problem sloving and negotiation skills.

Job Responsibilities :

• Guide and provide coaching to the Quantity Surveyors in their works
• Develop and evaluate cost estimates, assess risks and contract issues to arrive at final cost
• Liaise and sourcing of sub-contractors and suppliers
• Monitor, track change orders, sub-contractors drawing list and materials delivery
• Prepare / verify quantity measurement, costing and estimation for pre and post contract administration
• Prepare / verify valuations pricing and agreement of contract variations, process claims and monitor project cash flow
• Project administration and documentation including preparation of interim valuations, pricing and agreement of contract variations, update claim submissions and preparation of final accounts
• Evaluation and certification of sub-contractors’s progress payment

The Job

• In charge of all Leasing sales for the company
• Dealing with all range and multi brand of commercial vehicles with regards to sales and/or rental activities
• Acquire sales with new and existing clients to meet targeted sales objectives
• Identify/Build/Expand new clients base to achieve sales opportunities
• Purchase all types of pre-owned commercial vehicles for inventory replenishment
• Follow-up/Develop sales lead to achieve monthly sales target
• Attend to sales inquiries
• Resolve customer complaints/issues
• Follow-up on prompt Payment
• Maintain a proactive relationship with existing/new customers
• Arrange for regular meetings with Corporate Clients
• Develop relationships for both new and existing customers
• Submit Report on weekly and monthly sales activities

Requirements

• Bilingual in English & Mandarin (to handle Chinese leasing contract and liaise with our China base counterpart
• Possess strong interest in sales and armed with practical sales techniques and tactics
• KPI driven, positive learning attitude, self motivated, resilience, resourceful and goal oriented
• Pleasant & friendly deposition & a good team player
• Good interpersonal and communications skills
• Minimum with 3-4 years of selling experiences
• Possess class 3 driving license

Schedule & Hours:

This position requires a person with a flexible schedule and the ability to work on a rotating shift basis, including weekends, and holidays.

Responsibilities:

• Greet customers and hand out menus.

The Job

• Direct contact point between workshop, customer and supplier
• Coordination between workshop and other department (i.e., Operations Dept, Rental dept & others)
• Support the workshop day-to-day operation
• Ensuring workshop operation follow the company SOP closely
• In charge of Accident claim processes
• Handle customer request and issue work order
• Handle customer feedback and coordination work
• In charge of appointment booking and scheduling of job
• Handling of incoming call and outgoing call, including email
• Carry out data entry, document filing and organization
• Managing inventory including keeping track and ordering of spare parts
• Liaising with customers, vendors, suppliers & partners

Requirements

• With prior experience in vehicle servicing workshop and with experience in dealing with accident claim business will be an advantage
• Able to handle multiple tasks efficiently in a fast-paced environment

• 5.5-days work (Mon-Fri: 9.00am to 6.00pm, Sat: 9.00am to 1.00pm)

The job involves the administration of tenancy matters including renewal, tenancy changes, arrears management and handling customer feedback. Your job scope will also include collaborating with customers and stakeholders and handle leasing matters, negotiate leases and attend to tenancy-related matters.

Individual to be involved in:
1. Take responsibility for all property-related matters including planning, establishing and maintaining good landlord-tenant relationships
2. Formulate maintenance procedures & policies
3. Ensure all contract works or routine servicing are carried out accordingly as specified in their contracts agreement
4. Carry out all maintenance functions to the highest standard expected for the client and the subsidiary proprietors
5. Any other tasks as assigned.

Technical Skills and Competencies

1. Experience in Real Estate Management or related field
2. Ability to provide efficient, timely, reliable and courteous service to customers
3. Possess good interpersonal & supervisory skills

The Job

• Vehicle recovery from roadside breakdown
• Unlocking vehicles with keys locked inside
• Carrying out diagnostic for both commercial and passenger vehicles
• Carrying out mechanical repair for commercial and passenger vehicles, including, but not limited to, clutch, starter, battery, tyre patching or replacing spare tyre, alternator, fan belt, electrical system, air leaks

Our client, A non-profit organization in Singapore is seeking a mid-level music composer to create a cover version of Cyndi Lauper's "Time After Time" for a 45-second TV commercial. This project requires a composer who can work for more than a week. The composition will be used across various media platforms in Singapore for up to one year.

Responsibilities:

• Compose and produce a cover version of "Time After Time" by Cyndi Lauper
• Adapt the song to fit a 45-second commercial format
• Ensure the composition aligns with the client's vision and commercial objectives
• Arrange and record all necessary instrumental and vocal parts

• Proven experience as a mid-level music composer, particularly in creating commercial music
• Strong portfolio demonstrating ability to create high-quality cover versions and adaptations
• Proficiency in music production software and techniques
• Excellent understanding of music arrangement and adaptation for short-form content

Work with teh Head of Oasis BRMC Mission in providing leadership, cultivating and nurturing the spiritual growth of the Chinese Ministry, and giving pastoral care, and engage in other functions as delegated by the Head of Ministry, including but not limited to worship, Sunday School, small groups, fellowship, social concerns, and outreach.

MAIN DUTIES AND RESPONSIBILITIES

Chinese Worship Service:

· Plan and lead the congregation in weekly Chinese Sunday service

· Plan the pulpit schedule and invite preachers proficient in Mandarin to preach

· Preach sermons at least once a month

· Plan the Chinese Service worship roster

· Arrange for special events or occasions which take place during/after worship

· Provide help in translation of liturgy (from English to Mandarin) for bilingual combined Sunday Service, which happens once a month or on special occasions

Prayer Ministry

· Lead the Chinese Ministry prayer group at the weekly church prayer meeting. Includes preparing a short devotion to equip and encourage before getting into prayer

· Translate prayer needs from English to Mandarin for dissemination to those in the Chinese Ministry

Counselling and Pastoral Care

· Provide counselling support to the Chinese Service congregation where needed (in the areas of elderly, marital, family and individual)

· Make referrals to professional counsellors and/or social workers from Oasis community partners where necessary

Equipping and Development

· Development, nurturing and cultivation of the Chinese Ministry

· Training of Chinese Ministry leaders

· Development of Sunday School classes and other bible study groups

Other Duties as Requested

· Formulate the theme/goals of the Chinese Ministry for the whole year (aligned to the general direction of Oasis)

· Outreach

· Social concerns to the local community

· Conduct Baptism and Membership Courses for Chinese Service
