Purpose of Role

Working as a key member of the Actis Real Estate team and based in Singapore, this person will support the team on Actis South East Asia investments. The candidate will be working on screening of new investment ideas / strategies, and preliminary / final investment reviews of prospective investment opportunities for the fund. The candidate will also meet and engage actively with project developers, project partners, financial institutions and consultants on matters related to the financial performance of projects and investments as well as assisting a deal leader in all aspects of transaction origination, diligence, execution and asset management. This is a 3 year fixed term contract with potential for outstanding candidates to progress through the firm.

Main Responsibilities (this list is not exhaustive)

Working within an investment team to ensure the greatest impact on value for Actis and its’ investors. Assignments include: −

• Financial modelling to evaluate new investment opportunities
• Carry out market research through review of third party research reports, analyse market trends by conducting primary research and visiting competing projects/ assets. Actively contribute to sector initiatives, become knowledge resource for sector insights and expertise.
• Conduct due diligence in support of transactions under the direction of the senior investment team members.
• Prepare screening memos, investment committee memos for new investments and exits.
• Review legal contracts including financing / investment documentation thoroughly, identify areas of transaction risk and potential mitigation strategies, as part of the deal team.
• Assist the team in all matters related to the deal closing, including deal documentation, finance documentation and structuring
• Participation in Actis wide projects or initiatives.

Portfolio Management

• Support business planning with the management teams, sponsors and operating partners for assets in the portfolio, actively review the business plans on an annual and quarterly basis.
• Proactively work with the management teams, sponsors and operating partners to identify risks ahead and come up with mitigation strategies.
• Assist the investment manager with portfolio/asset management of assigned project(s), including initiatives such as debt financing, operational improvement initiatives, management recruitment, and exit planning
• Prepare quarterly investment reports and valuation reports for projects for review of investment manager
• Work in partnership with global specialists (e.g. Environmental, Social, and Corporate Governance) and sector teams

APAC Director of Revenue Management is a senior member of YOTEL’s commercial team supporting YOTEL Singapore Orchard Road and YOTELAIR Singapore Changi. He or she is responsible for creating and executing comprehensive commercial strategies to maximise market share at each hotel within the region and effectively communicate with the owners and franchisees. He/she is responsible for driving the revenue strategy, optimising distribution channels and overseeing the APAC Commercial Strategy. This role will provide clear reporting and analytics that translates into performance insight and subsequent deployment of short-term tactical decisions and longer-term strategic planning to influence performance. The role is responsible for setting out the strategic Revenue Management direction for the annual budget submission and 5-year planning cycle. The role will support the development team in growing the YOTEL portfolio by providing commercial input into potential new projects within the region whilst delivering best in class commercial metrics from our existing portfolio of hotels within the region.

Regional Performance

• Provide proactive and strategic support to all new hotels in the region to ensure timely ramp-up of performance metrics. Conduct post-opening performance review, identify areas of opportunity for hotel improvement, and partner with the hotel team on relevant implementation of actions.
• Lead the regional Business Performance team and the hotel team to drive market share and revenue performance of each YOTEL within the assigned region.
• Provide leadership for on-property GMs and sales leaders to maximise profit.
• Effectively communicate the hotel’s short, medium, and long-term strategy with the ownership by becoming the face of the brand.
• Regularly consult the franchisees to ensure they are getting the best value out of YOTEL’s commercial engine and the brand performance team.
