Key Responsibilities:

• Part of a team that focuses on enhancing the performance of the assets under his/her charge.
• Monitor and analyse the financial performance of assets against budget and market benchmarks.
• Identify and implement appropriate asset repositioning plans and/or enhancement opportunities.
• Perform financial analysis to support asset management decisions.
• Monitor the space and investment market trends that are relevant to assigned asset classes and market regions (including new markets such as Europe).
• Part of an ESG team that drives the company’s sustainability targets.

Requirements:

• Degree in Finance, Business, or Real Estate from a recognised educational institution
• Up to two (2) years of working experience in Real Estate, Finance or Investment related industry
• An independent self-starter with a high level of initiative, sound business acumen and strong interpersonal and communication skills
• Highly analytical and proficient in property related cash flow modelling.
• Experience in implementing sustainability initiatives is advantageous.
• Knowledge of European real estate markets, along with the ability to speak one or more European languages is advantageous.

• Basic up to $3000 + Transport Allowance $300 (Without Own Transport) / $800 (With Own Car) + Commission + AWS + VB
• Working Hour: Monday - Friday (9am - 6pm)
• Location: Changi Airfreight Centre

Job Description

• Manage company’s accounts.
• Responsible for monthly, quarterly, and yearly closing activities and reporting
• Ensure day-to-day transactional accounting, cash management, budget control and financial reporting are executed in a timely and accurate manner.
• Ensure internal control policies and procedures are compliance with Company policies, local Financial Reporting Standards (FRS), and International Financial Reporting Standards (IFRS).
• Work with external auditors, tax agents and local authorities, ensuring all tax and legal filing as required by local law and regulations are performed accurately and timely, resolving any accounting or tax related issues raised.
• Identify improvement areas and initiate good accounting control procedures and best practices to enhance accounting quality and efficiency.
• Responsible for monthly payroll and CPF calculation and filings.
• Responsible for individual income tax reporting and filings.
• Additional ad hoc projects and assignments.

Job Requirement

• Thorough knowledge of basic accounting procedures
• In-depth understanding of IFRS
• Familiarity with financial accounting statements and tax related duties
• Experience with general ledger functions and the month-end/year-end close process
• Hands-on experience with accounting software packages, like QuickBooks
• Advanced MS Excel skills
• Accuracy and attention to detail
• Aptitude for numbers and quantitative skills
