Your Career

We are looking for a highly motivated, results oriented Senior Commercial Finance Manager - JAPAC to join our organization. The primary focus of this role is to partner with Deals Desk, Revenue, and Palo Alto Financial Services teams to help structure profitable and compliant transactions that address the needs of a diverse set of internal corporate customers and increase the effectiveness and productivity of our sales teams. Your Impact

• Work with the Senior Director of Sales Finance JAPAC to provide effective and timely guidance to JAPAC sales teams on non-standard deal pricing & structure and associated financial impacts.
• Obtain thorough understanding of Palo Alto Networks products, offerings, and associated pricing strategies.
• Provide senior leadership with financial analysis and evaluations of deal economics, commercial terms and conditions, the operational requirements, and the risk and reward profiles for the sales opportunities.
• Become an expert on the quoting tools within the Sales Finance team
• Be a key resource for reviewing and approving non-standard pricing and financial term requests that escalate to Finance.
• Partner with Deals Desk and Revenue team for decision support and to ensure revenue recognition and financial policy compliance for all non-standard transactions.
• Serve as a trusted advisor to field sales. Partner with the field sales organization to help drive deal closure.
• Evaluate current processes and offer recommendations for areas of improvement.

Your Experience

• 7~10 years of relevant experiences around Commercial Finance, Deals Desk / Deals Management, or Sales Finance within the High-Tech industry
• Ability to build strong working relationships with internal business units
• Strong organization skills, including ability to handle multiple transactions simultaneously in a fast-paced environment
• Ability to work independently and adapt to frequently changing situations

Job Description:

· Responsible for all activities on the project, the field team and people on site ensuring that quality and safety standards are not compromised.

· Projects must be delivered on time, oversee budget and cost control and in accordance with the contract scopes and specifications.

· To prepare and submit progress reports, progress claims, safety reports, materials to purchase and ad-hoc reports for projects.

Reporting directly to the APJ GVP of Services, The Senior Services Director for Asia is responsible to help enable the growth and management of Workday’s new and existing customer base across the regions with accountability to ensure our customers and partners successfully leverage the expert services that span the customer lifecycle: selling, deployment, advisory, production and adoption services. • Manage backlog & stakeholder, clear understanding of the delivery and it’s ROI to prioritize work clearly for the cross functional team to deliver together

Asset and Leasing Manager

You will report to Director, Real Estate Asset Management and supervise a team in managing a cluster of local and possibly regional assets. This will include developing strategies for revenue optimisation, budget preparation and management, ongoing financial stewardship and reporting relating to arrears collection whilst monitoring property management. You will also execute new lease agreements / renewals as well as ongoing tenant relationship management.

Key Responsibilities include:

• Planning, formulating and executing asset management strategies to optimize income and returns of the assigned properties.
• Responsible in the positioning of the assets as well as enhancement of cash flow and asset value.
• Prepare and manage annual budgets and reports which covers the financial performance of the asset, leasing status and rental collection.
• Assist Investment Management team (where required) during due diligence processes, exchange and/or settlement of potential Acquisitions or Disposals.
• Work closely with the Property Mangers in the daily operational matters to ensure the assets are properly maintained, managed and complied with relevant regulations.
• Build strong relationship with customers and coordinate with external parties such as government authorities and brokers.
• Establish, maintain and strengthen business relationship with tenants and in turn develop deeper understanding of tenants’ needs, future plans and internal decision making process regarding tenants’ space requirements.

• Work with Marketing and Operations Departments to source and manage leasing pipeline and to improve current conversion of leads to deals. This entails liaising with real estate professionals, local press, media and network with all other appropriate channels and authorities.
• Conduct market research to understand industry needs and maintain up to date market benchmarks of rental and occupancy, which will form part of the Annual Assets Marketing Plan to be reviewed on a half yearly basis.
• Secure new tenants by identifying and showing prospective tenants available spaces at the approved rental rates and terms to the interests of the Company.
• Discuss renewals and expansion plans with existing tenants to retain occupancy with positive rental reversions.
• Assist in preparation of feasibility studies, negotiation with prospects on commercial term and preparation of necessary agreements.
