About the team

As the Business Development Manager, Retail Expansion for Singapore, your primary responsibility will be to oversee the expansion of our retail stores within the Singapore market. You will play a crucial role in identifying potential locations for new stores, negotiating lease agreements, and managing the entire expansion process from conception to execution. This role requires a deep understanding of the local market, real estate trends, and regulatory requirements to ensure successful and profitable store openings.

The role will be based in Singapore reporting to the Chief Retail Expansion Officer.

Job responsibilities:

Market Research and Analysis:

• Conduct thorough market research to identify potential locations for store expansion.
• Analyze demographic data, consumer behavior, and competitor presence to make data-driven decisions.
• Collaborate with the marketing team to understand customer preferences and target markets.

Site Selection and Lease Negotiations:

• Identify and evaluate potential store sites based on market research and company expansion goals.
• Negotiate lease terms and conditions with property owners, ensuring favorable and cost-effective agreements.

Regulatory Compliance:

• Stay informed about local regulations, zoning laws, and permits required for new store openings.
• Coordinate with legal and compliance teams to ensure all necessary permits and licenses are obtained.

Project Management:

• Develop detailed project plans for each store expansion, outlining timelines and milestones.
• Coordinate with cross-functional teams, including construction, design, and logistics, to ensure smooth execution.

Budget Management:

• Create and manage budgets for store expansion projects, controlling costs and expenses.
• Monitor expenses closely to ensure projects stay within budget constraints.

Collaboration with Partners and Stakeholders:

• Foster strong relationships with external partners, landlords, and contractors to facilitate successful store openings.
• Collaborate with internal stakeholders, such as finance, marketing, and operations, to align expansion plans with company objectives.

• Bachelor's degree in Business Administration, Real Estate, or a related field
• Proven experience in retail store expansion in the Singapore market.
• In-depth knowledge of the local real estate landscape, zoning regulations, and market trends.

About the Role:

The Senior Project Manager holds the responsibility for delivering services to customers in alignment with contractual commitments. • Possess over 7 years of experience in Project Management of large-scale projects, with preferred technical knowledge in Microsoft Dynamics CRM/AX, .Net, Java, J2EE, Application Servers, Databases, etc.
• Demonstrate a customer-oriented and team player mindset, effectively leading and motivating team members towards common objectives.
• Be a self-starter capable of working under pressure and tight schedules, maintaining a positive and proactive attitude to anticipate challenges and resolve issues.
• Exhibit strong competency and experience in managing and motivating multi-disciplinary teams.
